Liking the angle in contrast to the 2 towers fronting Fraser Highway. Curious as to what retail may be targeted for this phase. The podium at the base of 'Plaza Two' looks quite big and boxy.

So it looks like there'll be 2 wider towers instead of 3 skinnier ones.
I don't see any space in the render for a 3rd tower.

It looks like they will be losing a ton of density on that site with only two tower and 400 and change units. I'm pretty disappointed in the total tower count for such a big site. I was expecting a little more for PCI. Marine gateway project was better done and it was not in the second downtown core of metro vancouver. Then again, this is Surrey 🤣

439 units for the first tower.... Safe to assume over 400 units for the second tower as well, based on the size in the render. So, +800 additional units.

These two towers also seem to be wider, rather than the previous pencil towers.

Both towers look to be in the 44-46 floor range. Similar to One Central. Enough height for the area to add distinction.

Phase one also doesn't mention anything about retail? Maybe it will only be condos?

The original renders (with 3 towers) suggested no retail, but this new render has bulkier podiums. As Shift mentioned, there looks to be a blocky podium on tower 2. That could be the 20000 sq ft amenity or retail. But the amenity may be in the base of tower 1 for the first residents.
Condo advertising may not mention retail in the building as some buyers may associate it with noise, etc.

PS - the ends of the new towers adopt the solid walls with slot windows that the other 2 residential towers have. Those will be highly visible when entering Surrey Centre from Fraser Hwy and on SkyTrain, so hopefully they'll look good.

This phase went to ADP on May 14. From the agenda:

Proposed Development Permit to allow for Phase D of the King George Hub development consisting of:

Two residential towers (41 and 44 storeys) with 886 dwelling units
2,243 square metres (24,143 sq.ft.) of office space
2,171 square metres (23,368 sq.ft.) of ground floor retail.

If you zoom in on the rendering, there's no space left for a 3rd tower.

Does anyone know what they're doing with the lot across Whalley Boulevard next to the train tracks that currently has some sort of green rectangular thing on it?

So they are short by approx 250 units from their original proposal. It would have been awesome if they made two 55-60 story tower to have the 1113 units. Market conditions probably dictated the reduction.

The site looked a bit small for 3 towers to be honest. I think 2 towers work better here for tower spacing. Uncertain market conditions may have indeed played a role in the change. No shortage of new units on the way in the area in any case.

Nice find with the new District Energy Centre renderings. Looks similar to the West Village one, but with only 1 stack.

That secondary District Energy Centre building makes sense, as I thought that the City Centre buildings listed on the post previously was pretty far from the West Village District Energy Centre.

My new building is using Surrey district energy and our strata found that the cost is twice as much as other buildings using their own energy system. The Surrey central energy system should increase energy efficiency and reduce cost for consumers, but it is totally the opposite. I wonder why. We are increasing our strata fee every year because of this energy cost. I wish we can disconnect from it.

From how I understand it, there's not enough buildings on it yet to have hit a critical mass. So essentially your paying extra until there are more buildings hooked up to it then it'll go down.
