The Domain needs a couple 40-50+ story towers. Well heck why not 5-6 of them. Would really round out the area and make it noticeable from all over town. Then it would look more like a 2nd downtown.

Not allowed by the zoning. It maxes out at 360 feet in the TOD gateway zones (and even for that, that's a huge amount of "bonuses" the developer has to pay for).

It's honestly looking nice right now and will definitely look a lot nicer once everything is built out.

I just find it funny that people complain that this is not a downtown unless there are multiple 300' buildings, while I'm over here in San Jose California and we have ZERO 300' tall buildings in our DOWNTOWN haha

The FAA request for the crane for Domain Tower III was updated today from Working in Progress to Determination.

Is this correct, there is one FAA request for the building and one for the crane ?

Crane 9/1/2019 "Tower Crane for Construction of office building - Domain Tower 3"

Stonelake today updated their portfolio to include all the towers. Before today, they only had III and Bowen with an investment date of Apr2019. Now they added IV and II with an investment date of Aug2019.

Take a look at the pictures for IV, it shows how Bowen, III and IV will fit together and the one acre park across from them where 045 was. Pretty cool.

I don't dislike the Domain because it doesn't have enough tall skyscrapers. I dislike it because it functions more like a shopping mall. Rock Rose might be changing that a little, and it's the only part of the Domain that feels like a neighborhood, but it's still not entirely my "scene".

That being said, I personally do however enjoy the cluster of skyscrapers being built there now. It's certainly interesting to look at, coming from a distance on Mopac.

That cluster (although I wouldn't call them skyscrapers) do look impressive when seen on the Mopac access road heading south at a lower elevation, where the access road crosses the RR tracks before Duval. Then once you get to Duval, you lose any sense of real height. The cluster is nice but the height is quite diminutive, skyscraper speaking. But that's ok... one or two 300 footers would compliment the mid rises nicely. And, , the Domain could always use more and larger parking garages. They are quite lovely.

New image from Stonelake website. On left is Bowen, then Domain Tower III, then Domain Tower IV, for reference, burnet is behind the office towers and the parking garage for indeed is on the right of the photo. The grass is where 045 is located The agreement with COA is for 1 acre park land from Lot2(IBM) to meet the residential park land requirements for Bowen. For further reference, Tower IV is in the existing eastern surface parking lot of 045 that is currently blocked off.

Looks like this was approved and released on August 12th

This is not the building permits but it looks like its the site plan permit as far as utility, water quality/detention pond and parking improvements, does that sound right ? we are getting real close to getting the south side of the domain busy

Good. They should be able to start site prep pretty soon then while the buildings are still being permitted.

Exactly what I was thinking. Perhaps they could add food coloring to it and make it neon blue. But that might make newcomers think they can swim in it? Lol

They could make it like the Siberian Maldives, except less toxic.

Brandywine is now marketing a couple office towers on CBRE. We've seen these before, but we now have a little more info. One should be well over 300'.

The parking is apparently in a separate parking garage, so this should be one of those 360' towers.

I like it, but I have to admit, I started leaning a little to the left while staring at the picture. It would make good infill downtown.
