Multi Family Land Development

Record Status: Ready to Issue

It has all the requirements now? It doesn't have to go back through the midtown drc even though the plan got revised? That's great!

Only thing left is for the remaining fees to be paid in full for it to be issued I only wish it was condos...

You don't think they might convert later on if need be?

So can we start some crazy baseless speculation about when construction could start? Within like, the next 2 months ... is that even reasonable?

I mean, if they have the green light and just need to pay their fee, I can't see why it wouldn't start super soon. Given their first delay, I would imagine they wouldnt want to waste any more time.

No DRC process after a redesign..? That would be odd. Did it not actually change?

I think the city can authorize changes without the DRC's.

22 14th St. also got conditional approval of its site dev for the land permit so that would be the last remaining approval for its permit

I walked by the future site of the Hampton Inn on W Peactree and 15th again today, and can't wait for that project to break ground. Any updates on that project? This entire area will be pretty amazing once Spring and W Peachtree projects are all done.

The only good view of that area will be from that building since you won't have to be looking AT that monstrosity of a parking deck podium.

I'm lost are you talking about the podium on the hotel or some other building because the latest render to come up of the hotel has the deck well screened.

Better picture of the Modera site. Does this count as "under construction" ?

And then the mostly finished University House:

I think Midtown Alliance doesn't list Modera Midtown under construction because while they have started site prep, I don't recall seeing them having filed a permit for the new construction yet (maybe I missed it). The projects they list under construction at minimum have been issued the land dev permit and have filed the new construction permit.

Also I passed by Modera Morningside this weekend, and it is coming along well. It looks like the perfect scale for that corridor and hopefully more infill like that is incoming in the area. It is surprising that it was built by Fuqua because it is completely out of character of the developments he has done in the past and is currently working on that he labels as "urban format".

Concrete pours with rebar means city-inspected construction work. They're definitely under construction.

They filed New construction permits on April 20th and there is more going on that site than just site prep.

On the Morningside project, someone reported that the design of that project was done by another developer that went bankrupt during the recession. I know that project had been in the works for several years because I have a friend that lives in the neighborhood and it was a big deal when it was originally proposed.

Thumbs up 1125 Peacthree

Hi everyone. New to the forum here. I own a condo and work (hospitality sales) in the heart of Midtown, so I have a vested interest in all that's currently happening, and it's all very exciting.

With that being said, any word on 1125 Peachtree? That could be another game changer for the Midtown core in my opinion.

Big time! I pass by there everyday and I had to double-take on the August opening date. It is NOT close to being finished, much less furnished, in time for fall semester.
