Oftentimes Downtown gets overlooked because it lacks the explosive growth of Midtown, Buckhead, Perimeter Center and now Cumberland. It's good to see that there are MANY positives occurring in that part of town.

Cousins Properties inks NCR Corp: new deets

Cousins Properties Inc. just signed tech giant NCR Corp. to a 15-year lease at the company’s world headquarters building.Cousins (NYSE: CUZ) will develop and own the $200 million, 485,000 square foot building at 8th and Spring streets. Construction is expected to start early next year. The project could wrap up by early 2018.

NCR orginally said their Midtown HQ would be a collection of 8 story buildings. Given it is now described as a "trophy tower," I think it is safe to say we are now looking at a 20 - 30 floor project.

Class A Vacancy has dropped to 15.2% average; Buckhead is down to 13.5%; The vacancies haven't been this low since 2001, maybe will start seeing more office proposals move forward.

Hate to speak for him but I asume he meant the neighborhood of Midtown--a.k.a. Historic Midtown--where the single family homes are. The area most people think of when they hear "Midtown" is actually several neighborhoods, only one of which is actually called Midtown. The neighborhood with the highrises is Midtown Core. Confused enough yet?
Yes that makes sense now. When I think about Midtown, I think about the business highrise district. I do tend to forget the single family homes of the area nearby. But even I am aware that there are single family homes WITHIN the highrise district, though they are few.

Yes you are correct. In the FAR distant past, Midtown was mostly single family homes. Peachtree Street was once lined by luxurious mansions all the way up to Midtown and was a prestigious address. They weren't always luxury homes. Single family homes in Midtown of the lower classes became the norm and you can still see many of them today converted to businesses. As the 20th century wore on, more and more commercial development creeped northward.

At 200 million its likely to be 30+ never the less i agree with the general sentiment with the one proviso being its location will definitely be visible as it is flanked by 25 story apartment towers. If they put a decorative crown on it, it will stand out quite well. Add to that the High Performance Computing Center being just down the street and it should have some nice comparative presence.

That could be true...let's hope for the best. It would be hella cool for a statement tower to go up. Makes me think of the days when 1180 and Sovereign were going up. The buzz on this forum was epic!

30 floors of office can easily translate to over 400 feet or even more with a crown or spire. Hell, the BOA tower is only 55 floors of office. Who knows how high the first floor may go that adds onto the height. Residential is usually 10 feet a floor while office is around 13-15 feet a floor especially these days. It'll stand out in the area its in if it's that tall. It'll also have interstate presence that a lot of the Peachtree towers don't necessarily have.
