Cool! Groundbreaking expected by December!
Quote:
Carter and Front Street Capital - in partnership with Wake Forest University and the City of Winston-Salem - have joined forces to create a vibrant, 100-acre mixed-use development in the Deacon Boulevard area. The Grounds will serve as a year-round gathering place with food and beverage options, entertainment, activities, walking trails, and a new style of residential living in one community hub.

This is great - very exciting!

I'm not sure about the name but I reckon it's 'catchy" enough.

Is there any announcement (or does it exist) for some sort of connecting people-mover between the campus and The Grounds rather than just buses?

As a broken record, I still say the end of the stadium should be made into seats. Even East Carolina University's stadium is 20k or so larger.

The Grounds will be developed in phases, Team said.

"The plan is breaking ground on the infrastructure by the end of the year," he said. "We anticipate delivering the office building and the retail village by summer 2026, and the multifamily project by summer 2027.

"The goal is to move these 100 acres from event day use to 365 days a year use beyond Wake Forest students, faculty, staff and teams to a true community hub."

As recently as March, the proposed reuse of the sections around Deacon Boulevard was being called Midtown.

"We asked people, 'What do you call this area?'" Team said. "What we heard over and over was a feeling of a true void of a cohesive brand identity for the area. We were told it was 'the university area,' 'the coliseum area' — always something different. That was pretty eye-opening. Because there has been vast, empty parking lots for so long, it became something that nobody identified as theirs, a lack of engagement," Team said. "We want to turn it into a community identity piece."

Don't get too excited. Expect to see this scaled back, only to feature yet another bar or two, and an overpriced taco bar.

I wish WSSU would undergo another building spree like it did in the 00s to mid 10s. It would great to have some new university buildings along MLK that are prominent from I-285 and the Salem
Parkway.

I'm not sure this is a surprise but the Spencer's are working to transition the former race car museum into the Nash Brown-Coltrane event space.

I remember hearing about that in March. https://skyscraperpage.com/forum/showpost.php?p=10175541&postcount=1231 At the time, I was told the Spencers would restore the auto dealership back to its original appearance, which surprised me. What would they do with a restored dealership? Of course it's... The Event Space of the Week. Is the market big enough for another event space... I guess if it's really awesome, which is something the Spencers can deliver.

The Grounds will happen and, from what I've heard, this is just a first phase. This could be a decade-long construction project, reaching up to $1 billion! What concerns me: It sounds like they want to build another downtown? Will this "all-local business" development hurt downtown? Is the demand there to open more local upper-end restaurants and retail? The owners of those businesses will say no. I'm thinking, long-term, this could revert back to what was there previously and become a bar/club party district for college students? Downtown is more interested in an older crowd and families, so the void is for a party district. This is right at a college and sports venues. Maybe I'm wrong about that? I guess we shall see. If they change their minds and lease to chains, it could become something similar to other sports venue mixed-use districts? Familiar chain restaurants/bars for the sports crowd and maybe a few retail businesses for upper-income college students?

Projects & Construction:
I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Many people reading this are far-away and this allows them to see the projects. If you can, please support any local businesses or follow social pages sharing photographs and thank them.

We have several great updates this week! Including an update on the airport terminal historic restoration project! And the work at downtown's Innovation Quarter! We also add a proposed office building to our list in this week's update! Lets get updated!

4th and Green Apartments & Retail:
The developer said, "The 4th & Green team is making significant progress in downtown Winston-Salem. This project has the exterior masonry up, interior dry wall being installed, the courtyard amenities starting to take shape and more."

Cloverdale Surgery Center:
I tried and tried to find photographs of this construction project and the 9-storey building under construction behind it, but couldn't find anything newer than June! I did find the architect for the surgery center: Renz Collaborative Architecture.

The Grounds Office Building:
This is the 100,000-square-foot office building I reported-on a week ago. Nelson Worldwide is the architect and Carter/Front Street Capital are the developers. Wake Forest University will be the tenant, as part of their effort to move administrative offices off-campus and use those Reynolda Campus spaces for other uses. So, this 4-storey office building is fully leased and ready-to-go.

Whitaker Park Mixed-use Project:
Wake Forest University's Center for Nanotechnology & Molecular Materials will move to Whitaker Park's 630-2 Lab Building (95 West Thirty-Second Street) as part of The Grounds project. Frank L. Blum Construction will be the general contractor for this upfit.

The Grounds:
Construction will start in December 2024 on Phase I (40,000-square-feet of retail/restaurant space, 20 condominiums, and 100,000-square-feet of office space), with completion set for Summer 2026. A 240 unit apartment development will start in Summer 2025, with completion set for Summer 2027. Some reports are saying a hotel is still planned. I'm "guessing" in a future phase?

I guess they will fill all of the parking lots? According to WFMY 2, total investment could reach $1 billion+ when all phases are completed:

Winston Lake Park Renovations:
Remember on December 11, 2023, when I reported on tree removal at Winston Lake Golf Course? Yes, last year! It appears as if they are just starting? They are restoring the Ellis Maples-designed course to how it originally looked and played.

Nucor Tech Academy:
Nucor will build the Nucor Tech Academy, as part of their local operations, offering two-year associate degrees in electrical engineering while being paid. The company will also offer a job at the end of training.

First Baptist Church Restoration:
An update on this renovation project, as they enter the next phase.

Alternative Transportation:

Safe Streets & Roads for All:
The City of Winston-Salem has received a $280,000 Safe Streets and Roads for All grant from the U.S. Department of Transportation. These grants are used to "prevent roadway deaths and serious injuries." In Winston-Salem, the grant will be used to create a comprehensive safety action plan for the city. The official project name is Bridging the Gap: Enhancing Equity and Increasing Street and Roadway Safety for Winston-Salem, North Carolina's Most Vulnerable.

Smith Reynolds Airport Restoration:
We haven't seen an update on this historic restoration project in a long time!

This is why downtown Winston-Salem has a height limit (Airport Overlay):

For those not on social media, a/perture needs to raise $100K by the end of the year, or it will be forced to close. I've made a small donation and encourage others to do so, if they are able to. It would be a large loss to the city.

The real-estate arm of the Whataburger fast-food restaurant chain has paid $2.5 million to purchase an undeveloped 1.54-acre property in Kernersville for its first Triad location.

The standalone property at 1152 Solomon Drive, also identified as Lot 1, is adjacent to a roundabout at one of the main entrances off Union Cross Road.

I'm not sure about how effective just putting out a number and date is going to be. For it to be effective they should have garnered some funds to start and let people know how it's going. Like get $10,000 to start and show how it grows over time. I'm happy to give them some money, but I'm a little reluctant to throw say $500 at it without knowing what the chances are they will reach their goal.

I agree, it would be nice to track the donation progress, and would likely help them, especially as they get closer to the goal. I do cut them some slack because they are such a small organization and are losing their founder and executive director. Per TBJ, it's total 2023 revenue was $685,144 and total expenses were $781,950. It is a tiny non-profit organization that has an impact on the city, in my opinion, that is well above its weight class.
