I may be completely wrong about this, but I feel like I've heard city planning experts previously say that dedicated turning lanes in urban areas are actually detrimental to the pedestrian experience. I think the wisdom is that the lack of dedicated turning lanes combined with sharper 90 degree angles at turns causes turning traffic to slow down considerably making the pedestrian less terrified to enter the crosswalk. Hasn't the Midtown Alliance even gone so far as to remove dedicated turning lanes in recent years, such as the ones at Peachtree onto Ponce, Ponce onto Piedmont, and Peachtree onto 15th, for this very reason - to calm traffic and make the pedestrian experience safer and less like a real life game of Frogger?

Demo began today on the old butler building that formerly housed Jonathan Adler, etc at 1198-R Howell Mill Road.

Interesting; I haven't heard that. Most of the cities I travel to in the northeast implement far more rigid channelization of vehicles at a typical intersection. Peachtree and Ponce is the only intersection that I really see as a clear example; that old turn with a massive radius was definitely a speedway. Keeping a tight radius is apparently key; I would definitely never recommend adding an additional lane for turning anywhere along these streets. Everything I mentioned should add more sidewalk space, if anything; having dedicated turn lanes should create that as long as they are taking over existing lanes.

This link contains more than you'd ever want to know about designing walkable intersections. Simply applying a lot of this to these streets (which is definitely part of the Midtown Alliance's planning) would go/is going a long ways towards improving the situation. The pedestrian refuge at 14th and West Peachtree, for instance.

Post Midtown should be starting construction any time now. The Midtown Alliance site lists it under construction

Post Centennial is in permitting and moving snail's pace.

Hanover Buckhead Village is in permitting; the Land Dev permit has most approvals.

880 West Peachtree seems to be dead.

Also AMLI Arts Center permit is awaiting payment of remaining fees on its land dev permit then it is issued and as such that can be expected to start construction in the near term as well.

great news that 880 appears to be dead. the existing drew eckl farnham building is some nice texture for that area.

equally great news that amli arts center is to start soon. i love this one!

I wouldn't say it's dead last I heard the Law Firm there was looking for new office space but time will tell

June 2015 Construction Update

Updates of mostly Midtown projects. High amount of photos. Please do not quote photos. Taken with DSLR so they are high resolution and quality.

Alexan Krog - Looks like they're getting close to being done with this. Makes an impact with the surrounding environment/streetscape.




Azure on the Park - This is honestly a huge lot. This will definitely make the area urbane once it's built.




Yoo on the Park - Another development near Piedmont. It's starting to slowly take shape.




1163 West Peachtree - Not much really here yet.



60 11th Street - This is really beginning to take shape and makes a noticable impact at street level. Makes the area feel that much more complete.




Hanover/1010 West Peachtree - Just land excavation...nothing much here since it just got started.



Alta Midtown/33 Peachtree Place - Making a huge impact on area...the 5 story wood-frame midrise hasn't started yet. Hoping the parking garage isn't that obvious once it's finished.





University House and Square on Fifth- Both nearly complete...not much else to say really.




Modera Midtown - Just started construction so mainly just land excavation.



5th and Peachtree - This just doesn't seem to making fast progress, then again, it isn't wood construction, but it feels very slow.



Broadstone Terraces - Just land excavation...just started construction.



Seventh Midtown - Looks to be close to finishing in the next few months. Smaller in area than I thought it would be.

Thanks for this! Great shots.

The thing I have been wondering about Seventh is what they are going to do with the section of block that is currently unbuilt. I had assumed the building would take up the rest of that northern side of the block, but it only uses about 50-60%. Will the remainder be a driveway? Like what Skyhouse did on the southern side? Personally think that's a waste of space.

I don't know...could be use for a small retail space like a food truck or ice cream stand or even a small greenspace with a fountain and some benches. I hope it's not a driveway or parking. That would be terrible.

I assumed it was going to be loading / unloading dock for furniture, for Starbucks, etc.

The remaining space is retail parking and access to the Viewpoint parking deck, which Seventh Midtown is sharing.

Peachtree & Pharr corner under contract for multi-family high-rise.



Local blog, BuckheadView, is reporting that the Buckhead office of Dallas-based Mill Creek Residential has put a contract on prime Buckhead property on the southeast corner of Peachtree and Pharr roads and reportedly plans to build a high-rise, multi-family, mixed-use development with retail on the 1.1-acre site. Mill Creek, the developers of Midtown Modera and Modera Morningside ,confirmed that the company has a contract on the property at 3005 Peachtree Road, but told BuckheadView late Monday he could not say much more “because we are in the early evaluation stage of our due diligence.”

Hopefully they can find a way to preserve the historic Promove sign.

Did they reduce the height of Modera Midtown?

Thanks for the shots Ant. Just a few comments:

Sidewalks/Crosswalks around the Krog area need a TON of work. Really all the way from Edgewood to N Highland. Just ugly in a lot of areas.

Midtown in a measly 5 years will be extremely dense with just current/proposed projects... I hope they do end up make Spring and W. Ptree two way "complete streets." That would go a long way to help the pedestrian vibe.

I took a run through Midtown yesterday... there are still numerous opportunities for real estate folks... empty buildings, empty lots... maybe the Hawks will move to Midtown.
