What big building? The only one I know of is the REIT (I think it was a REIT) at Portage and it was cancelled. Heck, I'm not even sure it was at Sherbrook.

Presumably the Paragon site on the west side of Sherbrook between Westminster and Sara.

I’m not sure it has depth. This might be one of those ‘good for the neighbourhood’ type projects.

It actually looks suspiciously similar (though far less interesting) to TV's OV apartment, except the colors are reversed.

The renders probably help with the looking good part. Hopefully doent end up like that grey square government buolding on Portage by Gordon Bell.

A carbon copy or derivative of TV's Village build would be awesome along Sherbrooke

The elevation not as interesting and the finishes no doubt cheaper. So more like the 20th copy on an old mimeograph machine (going back to elementary school days!) when the resemblance to the original had faded significantly.

Academy across from Stephen and Andrew’s. A shame there no commercial. Lost opportunity to improve that strip.

Hard to tell from the images but IF that is 5 new street-level townhouse units it seems like a win. Not every project needs commercial to bring life to the street.

Yeah. Except there is precious little on Academy zoned to allow commercial. Basically two pockets. This building and the f•cking house across from leopold’s will consume a pretty big part of it. A lost opportunity to make the neighbourhood more complete and walkable. This would be allowed on most of the street. The few blocks that allow commercial are precious because once it’s developed it can’t happen elsewhere.

When the city did the development plan for academy and isolated the blocks that allow commercial, they should have made it a requirement for new development.

It’s a pretty terrible street to live on. The guy who built the house took a massive hit. Had to drop the price by half a million and carried it for three years. I consider it penance for robbing the neighbourhood of better development on that site.

These look like high priced condos. We will see how they sell.

Yeah, Academy could be so much better than it is. The commercial hubs need to grow but the worst stretch is from Harrow to Oak, which has about four bus stops but not even a single pedestrian crossing. Anything new (residential or commercial) that would slow traffic on that stretch would be an improvement.

There are also variance signs up for a six unit building at the corner of Oxford and Academy. I wish the applicant luck but I fully expect Orlikow to tuck and run when a half dozen neighbours demand the block be kept as a time capsule.

With how high traffic Academy is, and how unwalkable it is, I'm not sure if it sells well. Do those units have built in garages or all street parking. Can't be desirable if there's no parking lol.

Loving seeing these townhouses and 100% agree, a mix of housing and commercial bring the street to life, not all new builds need commercial, there's already quite a bit on Academy and currently room for more. There's 3, maybe 4 empty units for Lease right now

I think what TV is getting at, is you'd rather have commercial clustered together to make the area walkable, rather than have a couple of pockets spread out over a kilometer, as it make sit much more car / transport reliant, but I know what ya mean haha.
