With the impending start-up of railside, the move of Earls to 360 main (is that 100% confirmed), Wawanesa moving, seems Main St is ripe for some new projects. The lots along the railway at Earls, and potential conversion of Wawanesa existing building to residential. Hopefully there is a spillover from railside coming in the next 5-10 years.

Earls is like 98% confirmed. It's pretty much 100%, but the last bit is how much they're going to spend internally on it (it's a LOT). They will be holding onto their lots for now, for what will definitely be parking revenue for a while, until/if someone comes along and wants to partner on a development. They know what those lots are/will be worth and have no intention of selling them anytime soon.

Anyone know if the lot at Main and Broadway beside Wawanesa is owned by them? Like when they move would that be available? Anything less than 10 stories there to me would be a fail, with Union Station across the street and eventually being a transit hub. Should be a big residential building.

Also with Railside seeming like it may build out faster than initially thought, we could see The Forks build their planned parkade to the north of Union Station sooner than later.

Wouldn't be surprised if Bold Commerce moved downtown as well if a suitable space becomes available.

true, but they are still vacating a huge amount of space downtown to build new.

Market Ave is always buzzing day and night because of Skip. Will be a loss to the area if they vacate entirely.

There are couple of large office buildings coming to the Waverley West area.....too bad the are not downtown.

But in some ways, it's actually a great thing. More employment opportunities in close proximity to a dense cluster of housing. Less congestion heading towards downtown. Maybe once the Waverley West centre is built out, it will be a true example of a new community where one can live, work, and play.

You say that like there aren't already several of those around town.

But that said, it's practically inevitable that a district that large is going to have some office component to it. Every other area already has some. So not a big deal to my mind.

It takes time for the pieces to come together, but the offices and commercial areas pretty well always follow. It was inevitable that an area as large as Waverley West would end up with a few office buildings.

I don't think Bold will ever move. Their first office was outside the city. They have a few satellite offices now, all in the south. Like Skip, they do have a sizable "call centre" type component to their business, with many of those jobs being part time people who often live south and/or go to U of M.

There is a less than 0% chance Bold Commerce will ever move downtown. While looking for their latest office space they had a better offer to move downtown but decided to spend more to stay out in the south suburbs.

Their next move will be another people farm somewhere in the south end.

i don't really understand bold. their entire business is based on the shopify platform, right? so they're what, just hoping that shopify acquires them rather than building their features into the shopify platform itself?

I don’t understand how this SKIP project can be so secret. They have applied for a building permit? Shouldn’t the public be made aware of a transaction on public land? Why is it so closed door?
