“Green Water Treatment Plant is a great example of an innovation district,” says De Lowe. “It’s a warehouse district that’s now the center of the booming downtown Austin area in the southwest quadrant that’s walkable with great retail, offices and restaurants, etc.”
The 120 residential units will be called The Residences at Austin Proper.

Now that we know what it is, I understand why they have two pools - one for the hotel guests and one for the residents.
This part of town is going to be joy to walk around in - kind of like our own little version of Paris, in an Austin kind of way. And if this building looks anything like these renderings, once it's built, it's going to be an incredibly beautiful and iconic building! It may not be the 21C, but it may turn out to be just as good. The additional rendering from their website shows that they are paying a lot of attention to detail so that this building will be truly unique. (Oh, those balconies! Oh those transitions! This is not just a building; it looks to me like from just about any view, it will look as if it were a sculpted piece of art!) Austin is really growing up, fast.
I think that this part of downtown will be an amazing way to connect the gritty nightlife of the Warehouse District to the East with the eclectic artsy chic of West of Lamar. (And West of Lamar always had a lot more going for it than the little Rainey Neighborhood that lots of us kind of miss, but WELA, or whatever it is destined to be called, will ALWAYS be there!) Guys (and gals and others), just chew on that for a while. I think we're witnessing the birth of a part of town that will put Austin on the map every bit as much as F-1 and SXSW, and probably for a lot longer!
Kevin, maybe we can have a new thread for this one. It certainly deserves one, if not just to let the developers know how badly we want it!

They'd better be breaking ground on Austin Proper soon if they're really shooting for a mid-2017 opening!

Still not enough renderings to form an opinion on this, but San Francisco, Los Angeles, Santa Monica, and Brooklyn aren't bad company to be in. So I'm hopeful.

To the roof or overall architectural height? That seems a bit short considering there is a residential component.

No. The Austin Music Hall sits on the north side of that block. This tower will be on the south side of it.

I don;t belive so. ( happy to be wrong) 21c is kinda a family company out of Louisville. (It's Bourbon money.) I think they are more interested in a different vibe. They are into Art Collecting and got into the Hotel bizz as a way to display their Art. At the end of the day... ( and this part is just a personal guess)... I think 21c was a fun thing to do, and I don't think thier hearts were really about building a large hotel chain, but more of an organic growth.

They don't need the $$! LOL!

^^ Yeah, it's clearly not a 21c hotel because that one article said:

The fact that they're comparing their brand to 21c would indicate Proper Hotels and 21c Hotels are two different brands.

Exactly adjacent to. They sit on the same block and will be divided by the equivalent of an alley. That is unless I don't understand the definition of adjacent. They won't be touching each other, but there will be nothing standing in between them either.

Out of the 4 Greenwater lots this is the northwest one. It appears the smallest on Google maps if you extend 2nd street and it is very adjacent to the AMH.

This is way better than what I was expecting to be built on that half-block lot.

All of the renderings showed a tiny boutique hotel there. This isn't tiny.

literally, this is the best looking building Austin is getting right now....outside of The Independent.

Actually I like this one a lot better than the Independent. The Independent looks like a lot of other buildings, albeit, nice, although it will be a great focus for a tall building in SW downtown. This is the first one I think I've ever seen with the trestle designs on two sides and then a huge amount of transitional step backs on another. I love it! I hope they have something nice on the first floor, and it will be a slam dunk. Particularly something nice overlooking Shoal Creek.
Now if we can just get the Chaindrive transferred to one of the dark little backstreets South of Sixth about three or four blocks West of Lamar, and I'll be I heaven. LOL.
