Mostly because of the MARTA stations.

In a nutshell, before MARTA was created, the only high-rises were Downtown. With the planning and development of MARTA, the City of Atlanta initiated a massive up zoning of areas within 1/4 to 1/2 mile of rail stations. In Midtown, this area coincided with a large hippie concentration that the City wanted to displace.

If you go up one degree its Peachtree Street. The location of the freeway is somewhat random compared to the location of the development. Its not that the development in midtown is east of 75/85 as much as the development in Downtown, Midtown and Buckhead is centered on Peachtree Street through that entire stretch. The location of Peachtree Street had directed development for years, prior to the existence of the freeway and Marta, both of which are modern (relatively) alternatives to the traditional artery.

I think this has a lot to do with MARTA rail connectivity. From what I understand, Midtown, Buckhead and even Perimeter high rise activity didn't really take off until MARTA connected to each of those areas. I guess you could say that MARTA created an incentive for those high rise clusters, as oppose to areas east of east of 75/85.

There were a handful of highrises that predate MARTA -- e.g., Lenox Towers (1966), Colony Square (1970) and One Georgia Center (1968).

There was also a sprinkling of residential highrises like the two Plaza Towers (late 60s), and the Arts Center Tower and the Windsor (1965-ish)

But it was definitely the upzoning in the SPIs around the transit stations that really kicked things into high gear.

249-unit apartment building planned for Brookwood Square shopping center

I think this project is removing only the 2 segments on the right side of the building along with the lower parking lot and leaving the upper L-shaped structure (with it's parking lot) intact.

There's another dated strip center on Peachtree at Biscayne that ought to go. I don't know the name but it's between the Astoria condos and Mezzo(?).

I was in Perimeter today and thought I'd share some progress.

It looks like the new Cox tower is nearing completion.



Citizen Perimeter is partially complete.



1160 Hammond is further behind but taking shape (first photo shows Citizen Perimeter in the background).





For anyone who has doubts about demand, it doesn't look like that will be a problem. Despite the whole block being a disaster with the construction, furniture has appeared on several balconies in the completed phase of Citizen Perimeter. Apparently it's already filling up.

These are changing the character of the area far more than I expected. They're very tall in person and have small setbacks. Perimeter has been making strides in reducing sprawl but these are the most urban buildings I've seen yet. The new light on Hammond is really going to help break that block up for pedestrians and give residents of Citizen Perimeter much easier access to the retail behind 1160 Hammond.

The rent does seem a bit high (it's almost as much as Midtown), but if the new State Farm campus and park behind the mall are built as promised this is going to be a prime spot a few years from now. I'm anxious to see what happens with the big lot across from MARTA; I'm sure High Street is long dead but I imagine it will be something significant.

Agreed! And the design is perfect for this location.

We are getting some very cool and diverse architecture around town with a lot of the infill going on, and I'm loving it.

Not development related, but Aqua Midtown (the condos at 10th and West Peachtree) added blue neon down the southeast spine of their tower. It's quite a dramatic addition to the night time skyline. I know this is totally useless without pics but it's too late for me to go out and get one tonight. Maybe tomorow if no one beats me to it
