I still really want to see what the 5 story midrise portion of the project looks like to be honest since it takes up like half the block.

Here's the only thing I could find - one of my friends lives in Plaza Midtown, and I was trying to explain the complexities of the site/construction types from his balcony and found these.

That park in the middle is going to be so nice for the residents...especially with the lack of smaller greenspaces in midtown. Very much reminds me of Paris and Rome with the private courtyards in the middle.

The new renderings looks A LOT better than the previous renderings. I'm actually much more excited for this project now. It looks very urbane.

This is an exceptional project for the following reasons:
1. It address the street from all orientations. Yes, there is an absence of retail along much of the perimeter. But the patios and resident population will enliven a fully built out block - no parking, no dead zones.
2. The variation of the massing and building materials give the impression of a block filled in over time. I cannot stress the importance of this. So much of Atlanta is taken over by multi stage developments where each stage is simply a xerox copy of the previous stage. This numbing repetition can destroy the potential character of entire sections of the city. Here, the tower is complemented by the various heights of the parking structure, the mid rise middle portion fronting W. Peachtree, and the wrap around apartments. And all of these sections are ornamented with contrasting colors, textures, and materials.

Does anyone have any insight into the dysfunctional Viewpoint retail fronting Peachtree? After Starbucks and the Seventh sales center move out there will be five empty retail spaces. This has been a zombie zone since construction and it cannot be blamed on the area since the surrounding developments are fully leased or leasing out quickly. Witness the success of the new Skyhouse.

And, finally, as I type this I'm watching a Travel channel program on food in New Dehli and I can't help but notice the buried power and utility cables in this third world city. This is a continual gripe of mine but Atlanta is very far behind the curve in cleaning up the visual clutter caused by these exposed lines. World class cities got this message long ago. Atlanta will always have a "bumpkin" quality until all this crap gets buried.

It comes down to cost



The viewpoint retail upgrade is still under construction, they've been making good progress on opening up the old sprint store to have windows facing the courtyard on 6th. Also it looks like they may be expanding the new retail space in the courtyard to be two floors because the steel framing for the pillars look two floors tall. The Macaroon bakery is also under construction between the 7th sales and WoB. I heard a Bantu was originally going into the old Sprint store, but now the renders someone snapped look like it could be a small organic grocer. If there are already tenants lined up for Starbucks and 7th Sales I'm not sure how we would know. It would be nice if they could attract a real bakery and not just one specializing in macaroons.

I think it is filling up similar speed to the Skyhouse next door. Skyhouse is down to 1 small space left. Also the Ace Hardware is almost done with the exterior build-out. They are close to putting in the wood paneling and new signage.

i'm fine with the smaller wooden power poles, but those huge high-voltage power lines plowed across the city and through our finest parks have to go!

This is a horrible aspect of Atlanta. I was in Athens (GA) this weekend and the buried lines there make an enormous difference in the feel of the city. I'm an Atlanta homer, but we've got to do better on this issue. I realize it's not realistic to bury every line in the city, but we need to start with something like "Peachtree and every street within three blocks".

I'd rather see Midtown Alliance focus on bigger picture items like converting Spring/West Peachtree, 15th street extension/bridge, and 13th street extensions (as well as the myriad of other smaller one way to 2-way street conversions) to facilitate better development patterns in the Midtown area. They've already focused on getting the lines off Peachtree (mostly under the justification for the Christmas Parade to come through Midtown now). There are bigger issues at hand than just griping about power lines.

That is a view of the building facing Peachtree Place. Second half of the site is set to break ground in the next couple weeks.

The implementation costs of burying lines are obviously very expensive. I wonder how the maintenance costs compare with repairs needed to power lines / poles in our thunder and ice storms. And I wonder about the safety benefits with buried lines and poles - less vehicle crashes, better lines of sight. And of course there are intangible benefits - sense of community, increased investment and development with higher quality streets, perhaps a greener streetscape, etc.

Are they doing the entire block at once? That's good news. I thought the second phase would be sometime in the future.

The 8th Street closure is annoying but a fair price to pay

Yeah, the entire project is being done at once....the second phase really shouldn't take that long....maybe 6-7 months? It's only a 5 story wood midrise with about 100 units or so...those don't take very long at all. The whole project should be done by Spring 2016 IMO.

My understanding with the utility lines question is that burying the ultra-high-voltage transmission lines, like those that run down 14th, is vastly more expensive yet than burying the lower-voltage distribution lines. I believe the reason has to do with heat generated by voltage drop being exponentially higher in transmission lines, so they have to be actively cooled when underground.

I was trying to illustrate all we've seen for the low-rise/wood construction portion - which most of Peachtree Place is due to the MARTA easement underneath.
