All I know is that graphic shows Atlanta is still too obsessed with single family homes and sprawl. Most cities have a way higher share of multi-family units.

Actually of the 12 cities listed, only 5 have a "way higher" share of multi-family units. Even San Francisco and Chicago only show a slightly higher number, and 5 of the 12 cities show a higher number of single family units. It isn't just Atlanta.

Imagine how much things have changed in a decade here...a few years ago there would have been a much wider gap between the two.

Two Things:
  1. If you addd the totals in both multi-family and single family housing permits for the first 4 months of 2015, Atlanta is the 5th largest market. Yes we are growing and growing very fast. Atlanta is also expected to create the most new jobs this year (expected 140,000). Topping Dallas and Houston.
  2. Multi-family housing/apartments adds density, but not longterm residents. When someone buys a house or a condo you know they are committing to be in the city and a resident for the longterm. Don't underestimate the power of affordable single family home ownership in Atlanta - it draws a lot of companies and people to Atlanta. I do however wish the city and surrounding counties would assess an impact fee on single family houses to help cover the cost of transportation projects.

Use these data points:

Select a Year: 2015
Select a Month: April
Select a Series: Unit

So I haven't been to Atlanta in quite a while, and this thread goes exceptionally fast so its hard to keep up.

Can someone give me a brief summary of the major developments going on in Midtown? From the looks of it, it looks like they're continuing the infill of that infamous gap between Upper Midtown and North Ave with midrises, which is great news.

What about the highrises that were proposed next to One Atlantic Center? Oh and will Tower II of the Centennial Hill development or 50 Allen Plaza see the light of day?

Condos are still multi-family and most of the single family home permits are in the suburbs, not Atlanta itself. Notice that it going by metro area. That's why having a higher share of multi-family is important because its most likely going to one of the core areas of the metro(Atlanta, Buckhead, Perimeter Center, or Decatur) and we all know, Atlanta could use more density and infill.

I agree also weird how their saying Post Midtown is under construction and no dirt has moved yet only some Orange painted markers have been placed on the ground

As I said about the housing data, the multi family numbers are volatile month over month. The first four months of 2015 were a far slower pace than the whole-year 2014, when about 17,000 multifamily permits were issued (about 5,500 on average for each four month period). 27,000 single family units were delivered in the metro (right on pace with the current four months). That is a much less volatile number.

Expect Atlanta to Return to the ratio of 3 single family units per 2 multifamily units.

Also, during the mid-2000s we were looking at more like a 4:1 ratio IIRC, so we have come a very long way regardless.

New renders for Atlanta Dairies.



First-floor retail, lawn, courtyard, etc.


The second floor


Paces Properties' new Atlanta Dairies complex at the cusp of Reynoldstown, Grant Park and Cabbagetown, slated to open in early 2017. The $125 million project will be an "all-day enterprise" with a more diverse slate of attractions than Krog Street Market's. "A mix of retail, restaurant, creative office space (with skyline views) and even live music venues are available for lease on 2 floors., according to Curbed Atlanta which is reporting that Atlanta Dairies is now leasing.
Atlanta Dairies' design ideas were culled from old-world public squares "reminiscent of the gazebos of middle America and the fountains and parks of Continental Europe." It's being marketed as a one-stop shop for urban dwellers of all stripes: "a place where people can go for a quick coffee, a casual breakfast, a business lunch; a place to study after school or unwind after work; a place for lovers of Atlanta' s vibrant manufacturing and culinary communities to explore seven days (and nights) a week; and a destination for seekers of live music and late night revelry.

That is the BRT down Cobb Pkwy. Lee wanted to sneak it through without a referendum (at least according to the news), and then people started bitching so it will likely go through a referendum whether it will go forward. I suspect it will be rejected by Cobb voters; I'd be surprised otherwise.

I walked by 33 Peachtree Place today they have a new rendering up the best looking one yet there also calling it ALTA MIDTOWN maybe someone can go by there and take a picture of the new rendering and post it

My hands where full with bags of groceries from publix but I live on 12th street maybe I'll get a picture later
