I read that as permits issued in 2015, not the total under construction.

Yeah, since it's being redesigned I'm sure there will be DRC reviews, etc. long before any dirt moves... I doubt it will be sneaking up on anyone. My completely uneducated guess is it will start in the second half of 2016 or maybe even in 2017.

It seems crazy that they could have gotten so far into the process without knowing about the land issue with the neighboring 805 Peachtree condos. I wonder who dropped the ball on that one. The seller? The developer?

I imagine this must have been a very costly mistake since they are going to have to push back development and also spend more money redesigning the project and appearing before the Midtown DRC again.

I hope they can still start in late 2015 or early 2016. A 2017 start is soooo far away!

Just walked down Spring Street, and it's a beautiful thing. 1010 W Ptree is digging below street level, and the building on the northeast corner of the lot is all but gone. University House looks HUGE, and the sunroom on top will have a hell of a view. Square on 5th is so far along that they've installed window blinds! I can't wait to see this street in 3 years.

I should have said 2017 is a big maybe--2016 seems reasonable. But yeah, someone must have screwed up royally. It's a good thing the market is so strong because they'll have a lot of costs to recoup. Hopefully the design doesn't suffer for it.

On Loopnet the following Joint Ventures Opportunities are being listed by JLL (last updated seems to indicate they are recent listings). Some of them would be good to infill. They mark the property in red on the picture

I wonder how much that property would go for?

If you're flush with cash and think the Pine Shelter will be closing soon, this seems like a pretty good buy-and-sit if the ask is reasonable.

There's a court decision coming up, isn't there?

Edit: I looked it up. The supreme court just received the case.

Looks like I may have to bring out the big guns on this one RocketSurgeon. We have a 911 sit-uation here folks and "the pope117" is hereby declared an Enemy Combantant to the SSP Atlanta Forum until he/she (or shim - no hate here) declassifies any development information being withheld.

Does anyone know what the deal is with the Emory Proton Therapy Center on North Ave and Peachtree? I haven't seen any workers onsite for months and now they are removing the tower crane. Are they having financial issues? Also, their website has not been updated since early January.

Heh, I actually meant that literally... there's a supreme court decision coming about the fate of Peachtree-Pine... I assumed that's what he was talking about.

I feel stupid NOW. I had know idea the Peachtree Pine Homeless Shelter litegous enough to be brought before the GA Supreme Court.

Edit: I still think "thepope117" has insider knowledge.....possible sleeper cell. Just sayin'

There are other design firms in Atlanta that can do just as great of work - who also have multifamily experience to get them done.

Perkins + Will doesn't have a significant portfolio when it comes to multifamily design..... will be great to see their 811 Peachtree project put them on the board but it's obviously costing the developer more than they probably realized.
