I think it's 30 floors. Height is 350'.

I have to wonder if Phoenix's legacy permit system has the ability to backspace. I've never seen so many consistent typos.

I'm shocked they can fit all this on a 100x125' lot. At this rate they may as well tear down Proxy for a supertall--I'd have hated to rent/invested there to be surrounded and dwarfed by the whole thing.

When I owned a place in Chicago it was a third floor unit in a 18 story building, nothing fancy. We were one of five buildings on the block and the other four were all at least 30 or 40 stories, we had a roof-top deck (no pool) and it was still enjoyable. Fresh air is fresh air, doesn't really matter if you have shade or other buildings around you.

edit: bad memory

New York has tons of buildings like this...10 story buildings surrounded by 500'+ towers. It doesn't bother people as some might think. It's actually pretty enjoyable to look up at tall buildings from your patio. Phoenix really hasn't learned yet that looking up can be almost as enjoyable as looking out.

In Phoenix, having taller buildings shade your patio during the summer heat would actually be quite helpful.

precisely, sitting by the pool in 100 degree heat without direct sun beating on my skin doesn't sound like a bad thing.

I don't think the residents will mind a shaded pool when its 100+ degrees out unless they're trying to sunbathe.

Vegas had an issue a few years ago with sunbathers getting 'severely' burnt because a nearby high-rise was mirroring the sunlight directly towards the pool area. I'd rather take too much shade than not enough, especially in the Phx summer!

Phxguy. I saw that too about Vegas. A reporter even let his hat burn on his head on camera. The building's windows reflected the sun almost like a magnifying glass.

Hell they had that issue in London: https://www.bbc.com/news/uk-england-london-23930675

That was at Vdara and was mostly due to the curved design of the building.

Could someone clarify for me...this 4th and Polk project is described as student housing - whatever that means. But I did not think Link phase 1 was intended to be such - correct?

I dont know, maybe they decided to brand Tower 2 as student housing. Tower one is Apartments for sure.

Link phase 1 (the current almost completed tower) does not have any student housing as far as I know. Link Phase 2 (4th and Pierce...not Polk) mentioned student housing in the preliminary. I'm guessing if this is the route they are going, this would answer how they are fitting so many units into phase 2 since student housing would be smaller than standard residential units.

Went to the grand opening of Park Central last weekend. I was able to talk to someone from Creighton. He told me that they would start working on the medical school in July, but the official groundbreaking wouldn't be until sometime this fall.

Was driving by the NEC of Indian School and Central today and noticed a zoning sign. Didn't stop, but assume it is for the grandiose plan we saw a while back. If so, interesting that it is moving forward.
