Well at least our new flag isn’t a knock off of the confederate flag like a handful of the southern states. Have that going at least. Have no real opinion one way or another about the flag. Don’t hate it or love it. Some of the most iconic and popular flags are pretty basic like the Texas or Colorado flags. Some of the most unpopular ones are the busy design ones. I think they were going for something in between

The problem with this design is that it is very busy. It needs to be simplified.

I tried to nab some more interesting pictures of Astra this time.

Crazy to see that just with the parking floors, Astra is almost as tall as the Maverick stub across the street. Hopefully, that will be a do-over someday. Fun to watch Astra go up. Thanks for the photos Pianolito Man!

At the very least, the hexagon needs to go. the beehive and star could be adjusted in the white space (the star would have to be a color other than white).

"510 SOUTH 200 WEST, LP" submitted a rezone application to the city portal to rezone this parcel from D-2 to D-1. Details are scant but it seems to me that their plan is to eventually build a tower there. Why else would you want D-1 zoning?

Another exciting opportunity for our skyline to extend southward. And we could see another ugly "post-modern" office building being replaced. Win-win all around if it happens.

Another zoning amendment was filed today, this time for the Sears Block on behalf of IHC. They want all of their parcels upzoned from D-2 to D-1 and for D-1 to amended to allow hospitals.

Some encouraging snippets:

Accordingly, the purpose of these proposed amendments is to allow for the re-development of the majority of the Sears block to accommodate a new, downtown, urban hospital. As the City has known for some time, the Sears property has been in dire need of improvement and redevelopment for many years. The unique location of the block, directly on the southern border of downtown and right along State Street, makes it a prime location for a unique project in general, and an urban hospital in particular.

...

While Intermountain has not created any formal or conceptual plans for the Property, the hospital use would be akin to many urban hospitals across the country. The project would create and serve as an anchor and bookend on the south end of downtown. The current border of the D-1 zone is less than half a block away to the northwest of the Property, and approximately half a block away directly to the north of the Property, so a hospital project would not only fit with the existing development pattern in the surrounding area, but it would serve to revitalize the area. The hospital would include the typical necessary accompanying uses for a hospital.
Sounds like they're shooting for an "urban hospital" and with D-1 zoning!

It's really exciting to hear that Intermountain *seems* interested in walkability and urban design for the new hospital. I'm not familiar at all with medical development--is it reasonable to expect a 300'+ building? Is the medical center in Murray even that tall?

It would be cool to see a unique design along the lines of Rush University hospital or even Harlem hospital center

I really like this example from Toronto. It's probably quite a bit larger than what we can expect but the point is the urban design and engagement. The new SLC hospital is now rumored to be over 300 beds.

I've always assumed they'd need at least 10 stories to fit everything on that lot.

I hope not! There are perfectly viable businesses there that shouldn't be muscled out. Losing Sapa, Purgatory, and Retrospect would be a step backward for this neighborhood. Besides, all the people working at the hospital will provide ample additional customers to these already lively locales.

No way Sapa Group sells anything, ever. That family has owned dozens of Asian neighborhood shopping centers in Portland and Utah (and other markets) and to my knowledge they have never sold a pebble.
