The northern ~2/5ths of this is very wet, other than the west end of Eagle.

Presumably this would start at the south end, accessed between 995 and 1009 Grandview where an undeveloped street exists, but there's access possible from the east end of Ian as well as Boylan and Hedley. Maybe from Dunnett too, if the current construction won't turn it into a cul-de-sac.

it would be good to see some kind of north-south road from Golden Grove/Hillcrest Loch Lomond and maybe another to Latimore Lake. No idea how you'd do it, but the East Side neighbourhoods are very weakly connected to each other and there's a ton of water features in the way. Traffic is excessively bad on Loch Lomond even on normal days.

Now I like this plan. The housing in needed. However until people ar living in the houses I do not have faith in this project. To many developers have come to SJ with big plans and nothing ever happens. So I hope it happens im just keeping my expectations low.

In the upcoming Common Council meeting on Feb.5th is a public presentation for a proposed Municipal Plan amendment regarding 241-281 Douglas Avenue. This is for the new NB Museum expansion project. Here are some images from the presentation. https://pub-saintjohn.escribemeetings.com/filestream.ashx?DocumentId=16756 Final design is still being worked on, final renderings will be coming at a later date. They plan to break ground this spring.

^This We've been stung too many times on major proposals from supposed Toronto or Vancouver developers that went no where. I'll believe when I see access roads cut, a bunch of buildings framed up and the place a beehive of construction activity. Until then.....not so much.

Interesting. Any idea when they are going to reveal the design?

Dobbin St Rothesay - AE McKay builders is currently constructing a 24 unit building. They plan on moving forward with constructing a 56 unit building early this year. They have a remaining building planned of 29 units. 16 townhomes will also be built.

Council Meeting Updates, (February 5th 2024).

1st and 2nd reading for rezoning of 1440 Loch Lomond Road has PASSED. Four 52-unit buildings and 18 townhouse units.

There was some objections/concerns expressed regarding this proposal. Concerns of traffic increase, will there be affordable housing?, privacy, etc. One person has even provided them with an alternative site plan design, adding more townhomes in the front closer to the road and the 4 apartment buildings all in the back of the property.

The developer has said he is planning for 34 affordable units. A traffic study has already been done, there is some impact. However, the impact of traffic is minor in relation to this development. He's expecting to break ground in Spring 2025, once everything is ready and in order.




Also, 1st and 2nd reading for rezoning of the former St. Patrick's School on the west side (172 City Line), has PASSED.

Converting the existing building into 37 residential units and planned townhomes along Lancaster Street. The developer mentioned he wants his plans to be completed by June 2024 and people moving in by December 2024 or mid-Spring 2025. He said there are no delays, it's a pretty straight forward project. There was no objections to or concerns of this development.


Both of these projects are from the same developer from Fredericton, (Erik de Jong). He also bought and will be converting the former St. Vincent School, (uptown on Cliff Street), into residential as well.

There's been roof work ongoing at St. Vincent's. I would have mentioned this last week but I only remembered because of the preceding post. De Jong seems very serious. It's a lot to take on at one time, as credible as he is.

My dad used to work for the District 8/ASDS school board. He says in St Pat's there's a never-built pool room below ground level beneath a classroom (just a deep concrete depression in an unused basement really) which suffered a pretty serious sewage backup in the 90s or 2000s. I wonder if de Jong is aware?
