No question. This is a huge investment for most people, so trust is a huge consideration.

Great question! Like what if this was True North's project on the market?

I'm not sure the sales numbers would be leaps and bounds above where they are now, but they would be higher and would have most likely reached the "goal" of 200 sales. My 2 cents...

Putting everything aside, 160-170 units sold is quite a feat around here. That's a full 20 storey tower that could be built.

This forum is a pretty loud echo chamber. I think the majority of potentinal SkyCity buyers have limited knowledge of the history of the companies involved and in turn it has limited impact on unit sales.

History of what? Being a part of dozens of developments and having delivered thousands of units to purchasers? You guys are concentrating too much on their shady business practices and ignoring that their partnerships get things built. The only difference here is that they are going alone but there is a long history of real estate venture capitalist ( money partners) transforming into successful developers.

History of being convicted criminals. That's what.

Is it a bad thing that we're discussing all aspects of their business practices?

Both sides of the discussion, pros and cons, of the developers track record are open for debate. If we can provide some useful information that hasn't been heard yet, why not?

It's pretty easy to waste when it's not their money and they take their fees up front.

Yeah, just you know, open lines of communication. Due diligence. I'd like to know what everyone's been up to if I'm entrusting large sums of money to them. Large sums being subjective to the person of course.

Design Development drawings are considered 25%. Also, they are still doing costing exercises, but have sold 170 homes. Cart before the horse...

I would say far away from this.

Remind us, what has Fortress Developments marketed, financed, built, and sold, on their own?

I'm not prepared to tar and feather them yet at this point for going it alone here. They've made substantial progress without any partnership on this project. Let's wait and see if it's all smoke and mirrors at the end of this year, any other commentary on this projects failure at this point would be premature. k?

I see they have finished 3 projects with Lamb Developments and have 2 others under construction.

So what didn't they do in that partnership that they are doing now? You have any special knowledge of this?

The marketing looks fine, the sales are pretty good. I imagine if they used Ellis Don to build the sale centre, they could build the tower. So what is your big concern?

^^^ It'd be cool if we could just watch this project play out over the next 6 - 12 months and can the conspiracy theories.

As someone commented, 160+ sales is already a 20 story tower and they built a really nice sales centre. Those are the facts we do know. Anything else is just for now.

I agree. We've been through the theories many times already. I expect sales will be slow over the next month or two, as summer winds down.

Common sense posts, to the point, we can't say this has failed yet, I can't project my self into the future and tell anyone one this will be a tremendous success or a total failure..? Moving on..

I'm pretty sure a team from Sky City was on site today. They have a gray service vehicle with a "Sky" name on it. Four workmen standing around. Maybe they were going to change a sign.

its amazing how foolish most of you people are

those other projects were being sold differently than this project

those other projects were like hey we have a great idea we want to build a condo building here why don't you invest in it with us once its built as a part owner of the building you will get great returns on your investment.

this is just condo building like every other condo building once they reach their target sales they'll get financing from the banks and start building.. and you get insurance protection with the condo you get your money back.. you think people would invest in buying the condo without protection

^Sort of. Pretty sure they've issued bonds on the project, just like those other ones you mention. In addition to selling the condos. That's how they purchased the property and built the sales centre, prior to selling any units.
