Hmmmmmmm ....... good point. Maybe one of the future "supertalls" which might exceed density limits could do a density exchange and demolish those cheap little ugly buildings into a fine, large, city square, a huge circular fountain, trees, places to sit, an outdoor summer theatre-in-the round (like the Drottningholm Court Theatre in Stockholm), seriously .... a place of greenery, peace and repose in the concrete jungle. Why not?

Pretty sure those are within the new CDB district which excludes residential from being included. Hornby and Howe have many buildings that could be redeveloped but will not for years to come. Heck Bentall has come out and stated that they do not foresee redeveloping their new acquisition (W Pender) for several cycles (could be decade, as a cycle = ~7yrs).

Interesting point. Thanks. But what about some green space downtown. Small squares, as in European cities, fountains ..... breathing spaces, small oases of calm .... (the one at Cathedral Place is a fair example). I think we need a couple more of those in the CBD, and I'll bet they could be achieved with density exchange.

Those are right on Hornby - no one would build a condo tower there and I doubt the City would allow it.

Nice shot - the slab edges (or fritted galss covering up the slab edges) really show up in that shot, and the aluminum vents almost disappear as a result.

I guess that was the intent - when viewed from the street.

The aluminum vents really stick out like a sore thumb when viewed from above or across.

I'm less concerned about the vents as I am about this:

why go through the expense of having sloped curtain wall only to hide it with a protruding volume of window-wall, such that the tower looks like another box even from just a few blocks away... the lost square footage from tucking in that volume could have been reallocated elsewhere in the tower

I think the massing of the tower is a evolved prow shape.
Take Carina or Callisto and square it off and you get The Georgia.
The Burrard Gateway is quite similar - I think there are too many towers that have a front and back or a prominent corner prow and don't look good from all sides. Maybe they just need one good angle for the marketing ads. Jameson House even fits into that category.

From up high, the glass definitely looks better on a cloudy day.

... is that a whiff of nepotism in the air? At any rate, I'll be glad when the Georgia is a wrap, and we can dig our teeth into Burrard Gateway .... (who is the architect for that, BTW? I forgot)

I thought you hated retro add-ons, such as the hotel's signage?

I don't want ornament, but why not something more sensitive, ie: clear glass so you can see the building above you, maybe a decourative glass frit (modern reinterpretation), or a less conventional structure. Right now I could easily be walking by Shangri-la or any other condo in coal harbour.
