Somebody said 488 University Ave is U/C. It most certainly is not as all the office floors are still occupied. There is a piece of equipment attached to a column on the west side of the building presumably doing some strength testing of the structure.

Supposedly they've already started excavation of the additional underground parking levels.

Really? But all the renders show a new cross bracing in the current section of the building that doesn't exist. Or is it just for looks?

It's on the perimeter of the space where they are replacing the facade.

I like the design of both the bottom and the top but I wish they weren't frankensteined together. Prefer to see the entire thing one design or the other. Although it might look good if they were to better reconcile the transition and have the bottom elegantly taper into the top. As it is, it's just not cohesive. The bottom has a sort of soft fluidity to it and the top is strictly sharp and angular.

Maybe I'm imagining it but I see a soft curve on the middle section of the front facade on the bottom section. But even without that, the glass seems to have large expanses of window wall which gives a much more fluid appearance than the top which is conspicuously broken up into many separate panels.

Well that certainly makes it look like the two sections are better integrated. Although neither section looks as good as in the deleted model.

In general, I'm not a fan of office/residential mixed use towers. Some are clearly more successful than others but, there is always an awkward transition whether the uses are stacked on one another or side by side. The different specs aren't compatible with each other.

This project might take longer than I expected. Way more concrete than I expected at this stage at least compared to Bay Adelaide Centre in Toronto.

To be fair, that pic is a week and a half old. I'm sure it's farther along now. Though you're probably right. They are still calling for completion in 2017 though somehow.

Sub level floors under the tower is nearly complete. A couple weeks and steel will be rising.
