A lesser known part of this project, according to some Price St. residents, is that they will also widen Price Street, with some of the few remaining home owners losing part of their front yards.
It's a tough pill to swallow for them, first they put a business park on what used to be their dead end street, now they are taking parts of some homeowners' yards in order to accommodate the massive increase in traffic that will no doubt ensue.
I think we'll live to see the day that there's eventually a TCH on/offramp on McLaughlin too, especially with Granite Drive developing. That would help with any congestion on that part of Elmwood.

And the new francophone school that's going to be built across the street from l'Odyssee and Le Mascaret too. Being able to live within walking distance of francophone schools spanning K-12 should make this a hot neighbourhood for young French families too.

Plus all the school busses.

And future development of the Vision Lands.

A TCH interchange at McLaughlin is inevitable..............

As far as I can tell, it's not actually in the municipal plan, but I'd be surprised if politicians, planners, and some businesspeople are not actively thinking about it as a priority.

There's probably a question on timing, because it's not in the municipal plan and because the Higgs government is probably not going to spearhead more infrastructure spending, but congestion is going to build till it finds its way on the agenda.

It will be tough to find the land for a proper interchange at McLaughlin. You will recall two years ago when an interchange showed up in the drawings of the promoter of the Granite Drive development. You might also remember how one of the clover leafs circled a whole bunch of homes on the west side of MxLaughlin and came out through the backyards of the homes on Kelly Road.
The affected homeowners raised a good stink with the provincial government, as anyone would, and just before the election those plans quietly "went away." Even the local MLA wrote to his own transportation minister in his own government and told him in no uncertain terms that, not only would he not support running a TCH interchange through his constituents' backyards, he would actually fight against it. Proper thing, too.
While the Liberals might have been stupid enough to propose such an atrocity, I doubt the Higgs government will be as dumb. Plus they seem to realize, unlike the Gallant circus oops I meant to say caucus, that money is a finite resource.

Buyer beware: If you buy a house beside the Trans-canada highway near a potential intersection with a major road artery don't be surprised if you are expropriated at some point to make a connection happen.

This document filed with the Moncton PAC refers to the recently cleared parcel of land on the SE corner of the Elmwood/TCH interchange as the "Cordova Realty Subdivision". This strongly implies a retail or commercial intent for future development.

Cordova Realty? The same people who are planning on purchasing the Chocolate River station to build the 10 story apartment on the waterfront in Riverview? That's interesting.

Cordova owns a number of development properties around the city. They have a long history of sitting on properties before developing them. I wouldn't get too excited..........

I drove down Price tonight and the only cement foundation I could see was the Kubota site. So either this building is further down the road and currently inaccessible, or what we thought was the Kubota foundation is actually the medical building, or the cement truck driver was mistaken.

I've also learned the city has purchased a small corner of land from Petro. They will widen the turn, helping buses turning right from Hennessey onto Elmwood. It's currently a difficult 90 degree angle for the buses.

A fifth lane south of the intersection will be added. A fifth lane north of the intersection will be impossible, unless the last remaining house sells. Apparently the current owner is in their 90s and doesn't want to sell. Unless that changes, they city may need to add barriers, preventing left turns into the apartments & DQ to prevent a bottleneck going north. This option is less than ideal.

Kubota hasn’t started yet. There is a foundation poured on the land where MCS was supposed to build originally.

I saw that too. My gut feeling also says Berry Mills because most other exits are well served by service stations and/or truck stops. There is already a Shell truck stop on Harrisville serving Caledonia Industrial Park and the Petro Can truck stop at Magnetic Hill, but there is no truck stop at Berry Mills serving the MID industrial park.

No idea about branding? The Irving Big Stop is located not too far in Salisbury, so it would be unlikely to be one of those.........

I'm thinking Berry Mills as well. There is a large area close to TGN Auction that was cleared recently.

Chatter on Retail Talk & Share is focusing on Caledonia, specifically in an Indian owned tract of land fronting the TCH immediately behind the Shell/Timmies/Wendy's service centre off of Harrisville Blvd.

A Facebook posts says the address is 580 Venture Dr. I am not familiar with that street.
