  • Related Group @ 22 14th Street (land ready)

Any guesses how many/which we will see start throwing concrete & steel up in the next 7 months?
Eviva is probably a long way off since it's being redesigned, and AMLI Arts Center has gone quiet enough to be on my "believe it when I see it" list. The rest seem likely to start soon though.

Hanover Midtown was issued Land Dev. today as well.

And Post Millenium Midtown completed final arborist approval yesterday so it has plan coordination and then fees paid to get its permit too.

While AMLI Arts Center has been "quiet" they have been in permitting for a while and it is mostly approved, last comment is awaiting some paperwork for site plan approval.

33 Peachtree Place Fenestration

For those balking at the 33 Peachtree Place parking deck not looking like the renderings under construction here's some reassurance that they are adding the look of fenestrations with EIFS profiles now.

Patience is a virtue some should seek on here.

The SAP for the Downtown one hasn't yet been approved. We're still working on a few design issues, but should have them worked out in the next few days.

I sit on the DRC.

Are you allowed to share what those design issues are? Let them build damnit.

They sure like to present the most minimal of elevations.

Phase 2 is office, right? and didn't we get square footage numbers that indicated it might be pretty tall?

There has been some activity at the AMLI site. Looks like they are removing the billboard.

I think you may be confusing that with the Tower Place project. To my knowledge Related Group has not disclosed square footage on the on either phase of the project. One of my sources said the second phase might be a hotel/condo building and SLS Hotels expressed interest in Buckhead.

Yes, I think it is the Tower Place project I'm thinking about. Thanks!

I believe that, at least in Midtown, developers are able to buy "air rights" from historic properties located anywhere in the neighborhood who are not using all of the available "building size" on their land. For example, since the MM house sold their air rights, if the MM building dissapeared - they couldn't build a huge building as they sold their "air rights" and can build anything significant with the remaining "air rights".

Story about the Georgia Terrace Hotel selling development rights.

*edit - "air rights" is used in lieu of "development rights". You hear about new projects in NYC buying "air rights" for obscene prices.
Thank you for the explanation. That does make sense now.

It seems like kind of a silly concept though. I would think that height restrictions would be more on a block by block basis, taking into consideration the immediate area. I.e. - Purchasing "height" from let's say 5 blocks away, isn't going to make something stand out less if it's being developed next to a 1 or 2 story housing, etc. Are they worried about overall weight on an area's land? lol

Purchasing air rights doesn't supersede transitional height plane restrictions in zoning. You can see that the project at 17th and Peachtree steps dramatically on the back side facing Ansley Park. The same goes for developments on Juniper Street. You couldn't buy air rights from a lot on Peachtree and expect to be able to build higher and encroach on the transitional height plane in the zoning.

There's soil testing and surveying going on today at the future site of Riverwood 200 in Cumberland. That could mean the tower will be on its way soon.

I like the height of course. I'm happy it will not block the southwest views of the full floor units of the Residences at the Mandarin Oriental Atlanta. I like how it will address the corner of Stratford and Peachtree. I really would like to see a better rendering.
