Yea, it says 1,502 and 1,399 to the roof, the kinda height cut that makes really no difference.

The roof is 475 feet (not including measurement for either spire) above the Chrysler building. It's going to be one impressive tower.

One Vanderbilt mega-office tower picking up steam

By Steve Cuozzo
March 14, 2016

Quote:
One Vanderbilt, SL Green’s brave attempt to make the East 40s office district relevant again, is chugging along — slowly but inexorably.

Black nets shroud what remains of gloomy old brick buildings on the block bounded by Madison and Vanderbilt avenues and East 42nd and 43rd streets.

Demolition has taken down one full corner, and other parts of the site are coming down at about a floor per week.

SL Green has bid out the first chunk of $220 million in transit/pedestrian upgrades it must complete before it can fully occupy the planned 63-story, 1.6 million square-foot tower under terms with the city, according to a source. The skyscraper is scheduled to open in 2021.

The $5 million bid for “hard” construction will cover reopening the long-dark “Mobil passageway” linking Grand Central Terminal and the former Mobil building at 150 E. 42d St. More bid-outs are expected to follow soon.

Also, the developer has filed for an excavation permit with the Buildings Department and is nearing a deal with Tishman Construction to serve as general contractor.

SL Green is pressing ahead — although it’s pre-leased only 200,000 square feet so far, to TD Bank — despite the lingering shadow of Andrew Penson’s $1 billion lawsuit over air rights.

Penson, whose Argent Ventures owns Grand Central Terminal’s air rights, claims Green should be required to buy the rights from him.

But recent Vanderbilt rezoning allows larger new buildings than current zoning allows in exchange for significant public amenities to be paid for and built by the developer.

The city rezoned Vanderbilt Avenue in 2015 as the first step in eventually rezoning a vast, 73-block area bounded roughly by Third and Fifth avenues and 39th and 57th streets.

One Vanderbilt is regarded as crucial to putting the juice back into East Midtown — once the premier office district but shunned by major tenants who require buildings fresher than the existing stock, which averages 70 years old.

lamtheSTIG made this cool rendering depicting the coming super talls. Vanderbilt just looks down on the ESB.

now I'm actually starting to think they made the crown ugly and asymmetrical on purpose... to compliment Chrysler and ESB...

I can't believe this behemoth is actually under construction. Are there any cities in the world (maybe Dubai and Shanghai) that have this many 1,000 footers + going up at the same time? I've simply lost track.

It's not under construction, they are currently in the process of removing the existing structures on site.

While the top is undeniably ugly, there are some redeemable aspects of this building. The cutouts along the corners and the big one at the base are great. The buildings gentle taper is about perfect. I now feel Busy Bee might be right about the top. It could be salvageable if the just stretched out the top to really make it soar. I Doubt it'll happen, but that is an absolutely necessary change to make me appreciate the current design. Another thing that I would love to erase is that angled down tumor that fronts 42nd street and has no business ruining the base like that. Without it the bottom of the building would be incredible and the view through the building to Grand Central would be a great gift to the city.

Pico you're nuts sayin' 1 Vandy's crown is "undeniably ugly" . .
Imagine this in any other city . . We'd be so jealous . .
It may not be stainless steel . . but this crown proudly blazons "NYC Deco" . .
and deco doesn't need to be symmetrical . . .

But you did accurately point out . . that it would be much better . .
if they "stretched out the top to really make it soar" . .
That would be a supreme apex ! . .

With a larger view, you could almost imagine you were on Top of the Rock taking it in...

of course 383 Madison's crown isn't illuminated here . .
(former headquarters for Bear Stern - lower left) . .
In the best possible blue-hour shot . . it would be . .

The 1st plan to rebuild 383 Mad (in the 80s ?) . .
. . was a more radical taller 383 effort by KPF . .
That proposal tapered similarly to 1 Van's thinning ascent . .
It had a distinct post-modern Egyptian vibe . .
and that particular architectural vision . .
is my all-time favorite post-modern design ever proposed . .
built or unbuilt . .

This building is going to be ridiculously massive. Its not just height either that is going to dominate, the width of it is insane. Does anyone know how much in terms of square feet this is? Its gotta be north of 1 million.. its just massive.

^ Per KPF's website, it's 1.75 million sf. This is a monster.

^ Not really a monster by New York Standards. All of the major office towers at the WTC (1 - 4) as well as in the Hudson Yards are larger. You have to hit 2 msf in NY to be considered one of the BIG boys. Even the BofA is considerably larger.

But that is the issue the city has taken up with the rezoning of the Grand Central area. Even jumping through all of the hoops it has just to get to this size, 1 Vanderbilt is still not one of the major office towers in terms of size. Height is another matter. Footprints in Midtown east will be much smaller, which will give us smaller floorplates. That could be great in terms of design, but the larger floorplates have the advantage when it comes to leasing. The bonus here is that it's midtown east, still regarded as the city's top business district.
