I guess they could shut down West Vancouver as well if they are going to get rid of the West 4th showroom.

Being outside for 10 seconds max until you enter the elevator vestibule doesn't seem terrible. As for the wind, I don't see this as any different than living in a townhome closer to the water.

The way this is designed, from an envelope POV these just appear as oversized balconies. The big issued would have been if the open corridor was above habitable space.

Surprised the DP is moving forward for this site on Broadway, this close to commercial station, considering the density they'd be able to get now.

Commercial isn't one of the immediate zoning change stations, so they'd have to wait for the City's changes, which don't have to be published before mid 2024. They just got a rezoning for 3 FSR in June, and it's presumably wood-frame (from the design), and if they waited they could potentially submit a DP for 4 FSR up to 12 storeys. Maybe, if they can't sell enough of the 73 condos they're proposing, they'll resubmit with something a little bigger, but if they can't sell the woodframe condos it seems unlikely that there's a market for even more, and more expensive units, in the short term, so they'd face significant carrying costs.

Reliance has recently started building the similar density St George condos on E Broadway, not far from Main St station. They could have resubmitted for more under the Broadway Plan, but chose to build anyway. No doubt future projects will start from the new allowances, but some that are already planned will go ahead anyway.

As this is the last public hearing of the year, Hannah and I had assumed its agenda would be a relatively quiet one. Certainly the first item, an application under the Secured Rental Policy for a five-floor building across from the oldest remaining BC Housing site in Vancouver hasn’t seen much coal stuffed into its stocking. However, Item #2 has drawn far more humbugs on the other side of town, even though it complies with those same guidelines.

Granted, the strength of these jeers have been reduced from the summer when city council approved a slightly larger building on the opposite side of this block. That’s not to say everyone on the west side are a bunch scrooges, as Item #3 shows that when it comes to providing care for seniors, even Vancouver’s most affluent have large hearts. There is something special about this time of year, and Item #4 will help families share that spirit together.

Other prefer to have their own space, and more than a few people feel there’s no room for this hotel on their Downtown street, and that it’s not even needed in the first place. Of course, Vancouver is a rich tapestry of various peoples and Item #5 probably hoped the restoration of a long buried culture in Grandview Woodlands would be celebrated. Instead, these below-market homes have faced the same derision that defeated the last tower proposed on Commercial Drive.

Backlash Expectations

Item #1 – 2231-2247 East 41st Avenue – Very Low
Only a single individual has shown any interest in this proposal

Item #2 – 6470 Larch Street – Moderate
In June, 46 people wrote to city council to oppose a similarly-sized building on this block

Item #3 – 4330-4408 Arbutus Street and 2092 Nanton Avenue – Very Low
Providing care homes for senior citizens rarely causes a disturbance

Item #4 – 848 Seymour Street – Low
Some residents in the neighbouring strata building feel there’s no room for this hotel on their block

Item #5 – 1710-1730 East Pender Street – Very High
A shorter building two blocks to the south was withdrawn in 2018 after years of heated opposition

The surface parking lot on Expo Blvd right beside the Cambie bridge is now "CLOSED" and I would expect site prep to start for that social housing tower to start maybe Jan 1st? has a dev permit been issued at all?

God I can't believe the City used Kane for sustainability. They're so expensive.

Hope to see some soils testing rigs on site soon. That'll be exciting!

Indeed, all were approved unanimously with Mayor Sim, and Councillor Carr absent. That said, the opposition turnout was far lower than we predicted, with no item drawing more than a couple speaker against.

Ofiswerks nearing completion. I really hate the color, perhaps it looks better in direct sunlight but I doubt it.

Damn it's a shame that's not condos I think it looks really nice. Would look great south of 16th or on King Ed for example. Thanks for posting the photos - I obviously have not been that way for a while.

I don't think this has been posted.
2015 Main had a slight update to the rezoning submission back in September. The north side on the building is now sporting common area balconies on every third floor. This should be headed to public hearing soon.

I like the redesign!

I'm looking forward to this one. It'll bring a nice visual presence to the area, and add much needed housing around Main St Station.
