Looks pretty much topped out with the last 2 floors being recessed from that angle.

That bare concrete wall on the side is ugly and feels unfinished though, I wish they could've at least painted it dark grey to match the front.

Mini Soho Italia. I'll take these aluminum panels and flush reflective windows over Charcoal brick and punchout windows all day long.... So long as we don't see dozens of versions of it proposed.

I'm liking the ground floor columns and setback. While a fairly common occurrence in the downtown core it's nice to see the trend continue and keep the sidewalks as open as possible.

That's what I'm afraid of. Once the charcoal and black bricks become out of style, something else will replace it. Something that we probably think looks decent now.

This is one proposal that could not afford to end up looking worse than it did in the renderings, and for now, I'm happy to say it actually looks pretty good.

Regardless of design though, it's good to see some residential being added to the core.

It looks exactly the same height as the building next door (fronting Elgin). So it really blends it when driving down Laurier into the CBD - god forbid anything would be a few stories taller, children would die.

Lot-line to lot-line should not be allowed. A distinct podium and set-back tower should be the law.

It really isn't striking, but more of a lot filler. Agreed a podium and set back would've been nice though. Hopefully the tall ground floor with columns adds a bit of pizzazz to the final look.

Unfortunate the sides weren't dark grey/black to match with the front. Makes it look like a cheap building was added to an above ground parking garage.

You're right, it's quite plain, but is simplicity such a problem?

Maybe we're getting too comfortable looking at a bunch of architectural ticky-tacky stuck onto the building?

Would it be less boring with an aluminum square superimposed on the top 8 stories x 4 bays wide? Maybe a few white plus signs? OH, maybe like, 3 floors of grey charcoal brick set out 16" at one corner of the base to make it look more plinthy.

Yeah, I'm happy to see a relatively plain, but high quality build. I'll take this over a Claridge Monster Mash of materials any day.
