Maybe in low-end buildings, but my experience from more prominent high-rises has been as follows (and mind you, we have actually taken use of these):

One Wall Centre - small shared bike locker that was reasonably full mostly from abandoned bicycles.

The Max - small bike locker that was half-empty.

Metroplace - a massive locker with room for hundreds of bicycles, but only had less than a dozen bicycles.

Trump Tower - no bike locker whatsoever.

seems like there's more profit margin for more parking, than less parking. there's a reason developers are building parking when they don't have to downtown; people want parking spots.

Also to add at Bosa's 1515 Alberni, the sales staff has stated that residents won't have access to their bike lockers themselves and only the concierge/bike valet will have access. Bikes are for storing bikes and not even for accessories

Storage lockers will cost extra

Also, no visitor parking at 1515 and the ones designated as visitor on the plan set are to be used as valet stalls. Disclosure statement also makes it clear there won't be visitor stalls. Sales staff have also said that valet on site won't be able nor willing to valet visitors' vehicles to streetside stalls and charge back owners

Trump had bike racks mounted inside the storage lockers so for the permit, they were all designated as bike lockers that were the size of typical storage lockers

Yes, those and like what you see at 1, 2, 3 harbour green, the erickson, etc

Owners who have them typically love them because you can store whatever you want in them and don't have to worry about their vehicles getting scratched. I've even seen some people use them as a workshop or hobby space.

There was a buyer at 3HG who had the developer remove the storage demising wall within his double garage which basically make it into a tandem 4 car private garage

That's on the stratas to clean up... I do maintain they are well used, along with storage.

You could also argue the same thing on storage... full of dusty crap nobody uses.

There are some common issues with bike storage:
- insecurity: many bike rooms are not outfitted with CCTVs, or don't even require a card/fob/code to access them. Residents with high-end bikes ($5k+ road bikes, e-bikes, etc.) will be very hesitant to lock them in a room where they might get stolen.
- accessibility: many bike rooms do not have good access. This could mean the room is located several floors below ground but bikes are banned from the elevator or the room is located behind several doors that cannot be opened with a button.
- inadequacy: despite the anecdotes given above, I can give just as many anecdotes where there was not enough space in the bike room(s) to meet demand. This inevitably leads to a situation where residents haul their bikes up to their units (which is usually against strata regs) and sometimes store them on their balconies (also often against the rules).

I am biased, but considering even the largest bike storage rooms take up the space of three or four parking spots, I don't think they are ever a waste of space. However, the design of these facilities are often an afterthought for architects and I have a hunch people who never use them are often responsible for designing them.

Or that many parking spots are full of cars that nobody uses. My neighbour in Metrotown took out his Lambo maybe five times per year, and many people for whom an apartment in Vancouver is a second or third property where they spend a couple weeks per year also keep vehicles in the garage to use a handful of times.

Parking and storage often have value assigned to them, either as part of the purchase, or their value to rent out.

Large bike rooms don't have that, so it's much harder to judge. If it cost $5/month to store your bike down there, we might see a more appropriate utilization.

My building also has individual bike lockers for more security, I'm not sure what the cost is though.

explanation provided for this excess height is weak at best. If such arguments
are accepted for this project, then ALL view cones in the city might as well be
set aside.
- The proposed density is eight times the maximum density permitted under
the existing zoning.
- The shadowing impacts of this proposal will impact for blocks around
- the amenities offered for 735 housing units are paltry"

City council unanimously voted to approve this proposal earlier today. The Mayor, as well as Councillors Kirby-Yung, and Bligh, were absent.

This guy spams some local facebook groups, notable Southeast FC. I assumed he lived in the area. He's beyond NIMBY into NIABY.

Thanks for posting. Another tower with 10(!) levels of underground parking. Not that it's reasonable to have zero levels, but what does that add to the construction time? At least a year?

The new rendering shows promise. The podiums don't look that inspired though.

As usual, it'll come down to quality of the materials used.
