The chessmaster of Manhattan development has positioned himself to gain control of a prime site on West 57th Street right next to a big assemblage owned by rival Stefan Soloviev, sources told The Real Deal.

Barnett’s Extell Development recently acquired the $50 million defaulted loan on APF Properties’ block-through plot of land at 24 West 57th Street, giving him a path to foreclose on the site and take control.

On its own, the property is a sizable site that has the potential for more than 140,000 buildable square feet. But it also sits next to a four-piece assemblage at 6-20 West 57th Street that Soloviev’s company has been stitching together since the 1980s at a cost of more than $300 million.

It’s not exactly clear what Barnett has planned. But given his track record of covert dealmaking, it hints at the possibility of a grander strategy.
I hope not. The Solow Building is sleek, elegant, & awesome IMO and has been a skyline staple since the 70s.

The two potential tower assemblages are across the street from Solow Building. 9 West 57th Street (which I agree, it's a great tower) wouldn't be affected, except perhaps for southward views. I've been in office space at 9 West, and the suites are usually arranged around the northward Central Park views (which are spectacular).

^ One good thing to keep in mind is that even numbers (addresses) are on the southern side of the block. Odd numbers, the north.

I hope that Soloviev builds a classical, RAMSA tower here. As Naftali and Vornado can attest, that is a recipe for success.

I’m dying to know if Soloviev will build an icon on his 57th Street site or if he’ll build that utter dud that his father had planned. It would be truly depressing if this banal tower is built on such a prime spot. I’d love to see something classical that pays homage to the Crown Building.

This shot makes me wonder what we’ll get a 10 W 57th. I really hope that Soloviev doesn’t shaft us with that hideous black glass box that his dad proposed. This is probably the best site that’s currently in play in New York. Related is shooting for the moon at 625 Madison. I hope that Soloviev does too.

A penthouse unit at the Aman New York in the historic Crown Building in Manhattan has sold for $66 million, according to the developers.

The 25th-story penthouse is one of 22 units above the Aman New York hotel, located along Billionaires’ Row at Fifth Avenue and West 57th Street. Development firm OKO Group, which owns the Aman brand, oversaw the restoration and redevelopment of the classic 1920s building into a hotel and luxury condos.

The four-bedroom unit spans 5,767 square feet, with a 500-square-foot terrace and views of Central Park and Midtown Manhattan. A foyer leads to a great room with living and dining spaces, with a separate family room and library that can be used as a fifth bedroom, according to the floor plan. Each of the four bedrooms comes with an en-suite bath, and windows facing Fifth Avenue, while the primary suite is located in the corner for additional views.

It is located one floor below the five-story penthouse that crowns the building, which OKO chairman Vlad Doronin purchased for $135 million in Manhattan’s most expensive deal of 2024.

The latest deal was the last remaining sponsor unit in the building, and sold at the third-highest price after Doronin....

The change in footprint will most definitely lead to a change in design...







They would need to go above their Solo Building to get those Central Park Views...

This quote from the Bloomberg article is encouraging: “There’s still a great appetite for high-end residential and for branded, five-star hotels."

Can you imagine the euphoria we will all have if, instead of that banal black box, we get an utterly iconic new tower here. This is the best site that's in play in NYC by far!

Fantastic news. Billionaire's Row appears to be getting another likely supertall.

If they want Central Park views, they're building a supertall.
