Oakridge residential expansion proposal moves to next steps
VANCOUVER/CKNW(AM980)
Shane Woodford |
6/11/2013

Vancouver City Council has pushed the massive Oakridge development proposal along to the next phase.

Councillor Geoff Meggs says while there are still a lot of unanswered questions, the proposal is unique.

"It is the only town centre, or municipal centre in Vancouver, so it is the first and last opportunity we have to maximize the benefits of the Canada line consistent with the regional growth strategy."

The eight city block development proposal includes a commercial component, 28-hundred residential units, and towers potentially as high as 45-stories.

The project is now in the beginning of a lengthly rezoning process.

Among the many pending hurdles is a full public hearing.

Here is a copy of the retail impact report and the presentation. Think some members will really enjoy it and the data within. I won't comment on it though.

Thanks.

Noted the list of anchors on page 51 - "High End US Anchor (eg Saks 5th Ave., Bloomingdales, Nordstrom) 155,000 sq ft"

Seems odd that the reports do not consider the Richmond malls (10 minute train ride away) or Metrotown (15 minute drive away) to be in direct competition. To me those omissions cast a shadow on the whole report.

Okay I lied and will comment.
The report is about the impact of Vancouver's retail scene. The COV doesn't care if Oakridge causes damage to Metrotown,Richmond centre, it only cares about the impacts on Vancouver retail. That said the owners of the mall and the leasing agents will care about the impact those other malls have on Oakridge but that would be an internal report.

The impact of the Richmond and Burnaby malls is included (on a general basis) in the reports as "outflow".

I see, I misunderstood the purpose of the report then. I thought it was presenting the business case for the expansion. I didn't realize the purpose was to illustrate the impact on other shopping areas.

Interesting that it says they will be adding a cinema when one is being built 5 mins away at marine gateway.. And the report excludes this from consideration as it only mentions small cinemas at dunbar and cambie vilage..

Marine Gateway is in the report, they even touch on it in regards to the supermarket expansion.

Still really like this project and would love to see it move forward in the future. Will be good for the area and maximize the region's investment into Canada Line.

Some open houses coming up, highly recommend members attend and provide feedback.

Open houses on revised proposal
September 23, 2013 – The City has received a revised rezoning application for Oakridge Centre. The proposal is for a mixed-use redevelopment of Oakridge Centre which includes:

• doubling the size of the mall to 1.4 million square feet
• over 2,800 residential units
• 300,000 square feet of new office space
• a 70,000-square-foot civic centre (community centre, library, seniors centre and childcare space)
• rooftop open space
• a range of building heights between six and 45 storeys.

This is a revised proposal based on comments received from the community and City staff.

Drop by an open house to learn more about the changes. It’s also a chance to offer your ideas and find out how you can stay involved in the process.

•Thursday, October 3, 5-8 pm
•Saturday, October 5, 10 am - 4 pm

Both open houses will be held at Oakridge Centre in the former Zellers location, 650 West 41st Avenue (41st and Cambie)

Anyone make it out tonight? It's only one of the most significate proposals in Vancouver history, but mind you the Canucks were playing.
Leftcoaster might have a good excuse tonight but I still expect him to come to the remaining open house on Saturday.

Anyways here are the boards with the revised proposal. My thoughts are the proposal is quite improved and should be much better received by locals. There will likely be some tweaks here and there but I think it's getting close to what we can end up expecting. Note this is a broad rezoning and don't take the buildings themselves as gossip but more as a massing, each building will have to thru the regular process when the time comes.

Thanks, spent a good hour going through these. Glad to see the civic centre more prominent now. I feel they may be a bit too aggressive with the limited parking, 0.45 stalls per unit.

Thanks for posting.

The towers look more refined.

Does it look like the third department store space has been deleted?

Seems to be. The three large spaces are The Bay, Safeway, and "Anchor." No third department store in the plans.
