Wasn't a huge fan of the fake renders, though I certainly found them interesting. I really like the trees on the real renders though, and I'm always a fan of the glass look.

I like the massing of the second rendering. It's a huge space that commands your attention just by it's sheer size. I hope the actually design is more 'daring' than what is shown.

The newest render is more accurate and pretty close to what we will probably see. What's lacking is the refinement work which make a huge difference. Size wise I'd say you are looking at ~575K sqft.

The canopy hides the fact that the tower cantilevers out so far.
I think it would be more impressive if the building itself provides the shelter over that section of the parcel, rather than the canopy.
I doubt that they would be able to accomplish that cantilever with such a thin bottom floor (it's only a render).

One concern would be that if they are relying on the difference in glass colour (between the clear glass and the green glass to differentiate between different sections of the facade - that technique has failed on a couple of local buildings:

- Marinaside Resort Residences - the curved turret is green glass the rest is clear or blue.

Where would 575k sq. ft place it in terms of overall square footage?

I really like how everything fits in the real concept. Also the glass effect is pretty interesting and as Yume said First box in a office building!

If we're going to declare preference for designs based on how shiny the render is, let's make it an even playing field:

As much as my renders left a terrible taste of exoskeleton structures, I think they can still have a futuristic effect when done right.

A new office tower in Sydney. They demolished a 18 storey building to build... a 21 storey building, abeit with gigantic public spaces freed up at ground level and mid-tower. I fixed up the colours (right) for a Vancouver application, lol.

Also in Sydney, Richard Roger's proposal for the Barangaroo site next to the CBD. The Lloyds-looking tower right by the water looks great. I think this is the way of the future...

Any of those buildings pictured above would look great in Vancouver!!! Somebody notify Telus!!

BTW its pretty sad when something created for fun in one hour time beats the boring design that someone was actually paid to come up with

Went by Seymour and W.Georgia today. Trying to visualize the development. Two questions came to mind:

Would telus be buying the land for this development or do they own it and lease it?

Is there any plans for phase two of the existing telus property since it is so close?

Probably depends on whether they move all the telephone switching equipment to the new building or not.

The existing Telus building will not go anywhere, it's only recently been updated, not to mention it's a monster, there wouldn't be a FSR increase redeveloping it.

true.

Not sure if this their land, but I wish they would redesign the parking entrance at Richards and Robson. Its such a misuse of potential comercial space. I don't see any reason the ramp couldn't be straightened to come out on Seymour instead of curving around and existing on Robson.
