I have a bit of a soft spot for Spice since that is where the Five Guys Named Moe first came to my attention.

In fairness, of the 3 different 1 bedroom units currently on the market they all vary a bit. this one on the third floor seems to be presented the best:

As a plus, it offers a breath-taking (literally) view of the sewage treatment plant, and endless entertainment from the car crashes in the roundabout:

For what it's worth from someone who lives there, the building is pretty well managed and has no major issues. Lots of long time owners/residents who love living there. Crazy soundproofing between units as well. Many units have been updated with higher end finishes though lots still have the original fixtures because they are holding up fairly well. I've never smelled the treatment plant either. It's the proximity to St. Patrick's Church and Metro Turning Points that are the bigger issues in the last few years. And all the construction around us.

And it IS close to basically everything!

Interesting to hear. Around here it seems construction is more dominated by large firms. I would imagine the smaller builders are a bit slower (waiting for financing, contracting out more and smaller pieces of work, etc.) and maybe less predictable, but there are benefits too. Some build a good reputation and in general it's better to have a more competitive industry with a lower barrier to entry, not just a few companies. In Canada there has been a tendency to zone for very high density on a small number of parcels and I think contributes to poor economics and affordability.
