Poplar Road Crossings (223.45 Acres) - Newnan

Per the 3/15/18 Council Meeting agenda, another fairly massive project is in the works for Newnan.

D.R. Horton submitted an annexation request to build a mixed use development with 596 homes and 75,000 sq. ft. of 2-story office space.

This will span from along Poplar Road and outward, abutting the Summergrove subdivision about 2 miles east of Piedmont Hospital.

Members of the Fayetteville Planning and Zoning Commission heard the proposal as a non-voting work session item. The official proposal will return once the development has been reviewed through the Development of Regional Impact (DRI) process by the Atlanta Regional Commission.

As planned, the retail and office component of the 153-acre property would be located along Hwy. 54 and would include restaurants, a brewery, commercial space, retail space, a drug store, hotel and theater. There is a potential for a number of loft apartments over the retail, according to submitted plans.

The residential component would be situated on the north and west portions of the property and would include 260 detached homes. Homes would range from 1,500 sq. ft. to more than 4,000 sq. ft., with price points from the $300,000s to the low $400,000s.

The residential area would also include a 3-5-acre urban farm.

The development was touted as being a combination of New Urbanist and New Ruralism.

Developers said the walkable and connected development would include 58 percent greenspace.

Commissioners Brett Nolan and Debi Renfroe during the discussion questioned the home density and lot size.

The Williams property was part of 1,200 acres annexed into the city August 2013. The properties prior to the annexation were slated to develop as hamlets with a mixture of residential and commercial.

A non-voting workshop item on the Feb. 26 agenda, Century Communities representatives were asking that 66 acres in Wilksmoor Village at 180 Senoia Road be rezoned from general industrial (GI) to residential.

The property, which is surrounded on three sides by subdivisions, is located north of MacDuff parkway and is in the area of the Everton and Cresswind developments.

The applicant wants to construct 175 single-family units of one- and two-story homes which could be age-targeted.

Density would be 2.65 homes per acre. Adjacent residential developments are 2.3-2.7 units per acre.

The proposal could be up for a vote at a subsequent meeting.

According to the Atlanta Business Chronicle, this is going to be one of the largest residential projects in Metro Atlanta in recent history

The days of "The Bubble" may be coming to an end.

Since Peachtree City is now "full" and the growth is slowly starting to accelerate, they may consider annexing a mostly undeveloped portions of Coweta County to absorb new investment, including the land for the proposed (but seemingly dead) Fischer Crossing Shopping Center.

New industrial park breaks ground in McDonough

“We’re putting in a 1.2-mile walking trail around the site that cannot be used for development,” said Pittman during Wednesday’s groundbreaking ceremony. “We’re looking at potentially putting in a daycare on an outparcel, food truck courts and electric charging stations for hybrid cars. So we’re really trying to think to the future. We think this is going to be the best building in metro Atlanta and a southern gateway.”

New Shopping Center Proposed for Newnan

After doing some digging, I discovered a shopping center was proposed for the entire tract of land SW of the new I-85 / Poplar Road interchange several years ago. It did receive rezoning approval from the county and the developers already own the land. It will feature over 160,000 sq. ft of retail and office space (including a hotel).

There were conceptual renderings presented in the board of commissioners meeting, but I'm unable to find them.

It's great to know Newnan's at least trying hard to attract white collar office development.

That's literally about the only drawback the city has (and of course, the upscale retail / restaurants that gravitate towards areas with a ton of white collar employment)...

A developer out of Columbus specifically named Newnan as a place he views as ripe for investment over the next few years, as Columbus remains stagnant while Newnan continues to boom.

Developer wraps up Columbus project, but won’t build again here anytime soon. This is why.

Is Coweta County finally starting to really take off again?

Originally rezoned in 2008, the current 438-acre site at Hwy. 54 South, McIntosh Trail, Reese Road and North Road is situated immediately northeast of Sharpsburg.

Coweta County Planning and Zoning Development Review Coordinator Teresa Crow said current plans call for 676 single-family lots on 438 acres. A small number of those lots will be situated inside the Sharpsburg town limits.

The development, which is near the former McIntosh Village property, will include an on-site water reclamation facility.

Crow noted that the land disturbance permit was issued for Phase 1 of the large development.

Not currently included in the plans is the 15-acre commercial center.

First approved in 2008, the large residential and commercial development never got off the ground due to the effects of the Great Recession.

Commissioners in 2008 approved a development agreement with then-owners Pathway Communities that called for a $500,000 contribution over a five-year period, at $100,000 per year, for infrastructure improvements that would begin at the time of the first certificate of occupancy on the first home. The agreement also called for a $100,000 contribution for the realignment of the intersection of Reese Road and McIntosh Trail.

The contribution requirement was amended in 2010 and again in 2012 and 2015.

Commissioners in March 2017 voted to extend the development agreement with the new owners, PCH Twelve Parks LLC.

The large project was previously approved through the DRI (development of regional impact) process.

wow, lots of lakes. I wonder if this is displacing wetlands, so the developer had to put in artificial lakes to account for the loss of wetlands.

That's likely the reason for all of the ponds.

The renderings for Jodeco Atlanta South appear to be similar in this regard.

Florida logistics company leases entire new 1.2M-sf industrial project in Newnan, Ga.

Saddle Creek Logistics Services signed a lease with the building's owner, Core5 Industrial Partners, according to a Commercial Property Executive article.

Saddle Creek Logistics, which provides supply chain services for retailers, manufacturers and e-commerce companies, plans to use Southwest 85 Logistics Center to provide distribution services for a top home improvement retailer's locations in the Southeast.

Ladson Montgomery, a principal of Newmark Phoenix Realty Group, represented the tenant in the deal, along with Dave Watson, a senior managing director with Newmark Knight Frank. It's the largest lease in the Atlanta area so far in 2018.
