I assume this includes the large amount of parking spaces for this building? If so, that makes me sad. 250 spaces for 214 units along the TRAX line is a damn shame.

Agreed. I think the PC approved it with a condition that a number of those spaces would be open for public use. Apparently they also have an agreement with the office building directly west for 75 spaces.

While it's definitely over-parked, it's still good to see a building with three commercial spaces approved on 700 S (2 retail, 1 restaurant).

Edit: Layton Construction Company posted some drone photos of the recently-completed 650 Main project and new TRAX stop:

What would you prefer they do with parking?

Personally, I like the trend of putting the parking under the main building.

Downtown has far too many ugly, free standing parking structures.

Getting rid of as much auto traffic downtown would be ideal.

Is 650 Main 11 storys or is that just decorative around the elev shaft?

Loving the finished product. Definitely high tech look, although anything is better than the complete disaster of shameful design and planning at Point of the Mountain. The entire Thanksgiving Point area could have been an incredible urban high tech "city". It seems that it just keeps perpetuating itself. Im not a zoning expert, but i cannot help but think i could do far better. Just my ho.

They'll probably do the same thing they did with the Lotus on S. Temple. Develop it, soak up as much cash as they can then turn it over to a third rate property management company that will let it turn into a crumbling tenement house. I know several people who have lived/live in the Lotus and the whole thing has just gone to hell in terms of maintenance and upkeep.

This is the unfortunate reality of all these cheap projects coming online. In 10-ish years, the city is going to be blighted with sh*tty rundown buildings and it's not going to be pretty.

People I know in Maven West have had myriad issues as well and an unresponsive/slow remedy to their issues. There are some fairly serious concerns which should be scrutinized regarding the quality of the products the city is allowing to be constructed alongside the back end issue of ensuring these projects do not fall into disrepair after the developers make their cash and dash.

Agreed, and "The Point" isn't going to be much of an improvement. For all the talk of it being a walkable 15-minute city, they're still planning 40,000 parking spaces (per the master plan).

The new downtown Vineyard area around the FrontRunner station has a lot more potential, imo. Jeff Speck is involved in that project.

Speaking of large developments outside of SLC downtown. What are everyone’s thoughts on Daybreak? To me there’s nothing like it in Utah other than the lower avenues. Now with the Harmons addition and mixed use they’re doing it’s really turning out to be a great community. People who live there are close enough to bike or walk to the trax stations. The mix of unique architecture and houses, townhomes, apartments, open space and retail are like no other development in Utah. Find another community with as much mixed use outside of the avenues. I may be alone in my high opinion of the development but the only drawback I see is it’s far from SLC downtown. Thing is there’s no land in SLC for this scale of a development, so at least they did it around trax and a future highway with interchanges (Mountain View corridor). Other than the distance issue the area as a whole is more interesting and unique than anything else in Utah outside of the lower avenues imo.

I have lived out there since 2012. It's definitely becoming more walkable as things come online. I'm 3 minutes walk from the new Harmons and commute by Trax to downtown. It'll be even better when I can walk to the Hopper's brewery that is going in next to Harmons. It's definitely car centric for most things. There is a lot of high-density housing about to come online next to the South Jordan Parkway station.

Oh nice I didn’t know about the brewery. I live a few miles from daybreak so I’m an admirer from afar and will have to make it over to Hoppers. It’s definitely still car centric with the option of using public transportation. The amount of high density housing being developed is impressive. Does anyone have numbers on the amount of high density being developed there?
