Yes they did complete soil borings. However, pre-core's are required for rock socketed caissons so they can define where top of sound rock is located. This process is not completed in the intial soil boring program as typically the design changes and rock caissons may be relocated. Pre-cores need to be taken at the center of each rock socketed caisson to provide better data as previously mentioned. (ie. top of weathered rock / top of sound rock / bottom of socket elevation)

Thank you for the explanation.

I had an opportunity to visit the sales center this morning. It's pretty cool.

I was told that hopefully foundation work will begin in July.

Apparently the building is 95 floors above upper Wacker Drive. The duplex penthouse is 92-93 and is gong for $18,000,000.

I tried to find out exactly how many units had been sold, and they're kind of mum on that, but it was mentioned to pay attention to 'Redfin', which I know people have posted here. Anything that's red and pending is a contract signed. Seeing as there are 406 condos, I guess one could make the calculations by counting the pending.

The hotel room count continues to fluctuate.

Funnily enough, the people in the sales center are aware of this site I was speaking to an associate and she said yea, I follow SSP...

This forum has made quite the impact over the years and I'm proud to be a part of it and to know many of you.

I walk by the sales center a few times a week... maybe I'll pop in sometime.

As far as Redfin goes, there are currently 85 units listed and all but 9 of them are under contract/pending. Since there are 406 condos total not just the 85 on Redfin, it's impossible to really tell much from this. There are 5 of the $10m full-floor units listed and 4 of them say pending.

^ If 20% of the condos are under contract and the hotel is already locked in, plus a large amount of up front equity from the investors, this thing is probably very close to landing financing.

That is just whatever is on Redfin. Someone posted a few months ago that 1/3 of the condos were under contract at the time and had a link.

Anyone know if they will be constructing up all three base buildings at the same time?

There is no separation, all three stems are one building and structure. It will all rise at once. I also have a feeling this will have to be a double crane project because of how rectangular the footprint is.

The Vista Tower is ready to go.

Mayor Rahm Emanuel will announce today that the developers of the 95-story riverside tower designed by Jeanne Gang will break ground soon on the project. At nearly 1,200 feet tall, the high-rise in the Lakeshore East development will be the third-tallest in Chicago.

Cant wait for this project to begin. At least construction is slated for July to enjoy watching in the summer months apposed to terrible windy city winters, like most projects seem to slide to.

I'm running in the JP Morgan corporate chase 5k on 5/26, course winds past the site on upper Wacker. Was hoping I'd be running past an active site. Almost it seems.
