So we just assume they're going to again? They literally just announced that they're looking to upgrade it. We don't know anything yet. I think the attitude towards historic preservation has changed a lot even since they rebuilt East in the 90s.

The fact that they've already done seismic upgrades might be what saves the building, if anything.

South High is still there. It's an SLCC campus now.

Nice pictures. I like what the CCH brings to the skyline, mostly, but I really don't like the big empty walls facing the Salt Palace. It just doesn't interface well with the SP.

I also think that the rounded part on the top floor was a big missed-opportunity for a top-floor restaurant/bar facing the valley to the south.

Project Description (from developer): 421 Lofts is a proposed multifamily project located on the parcels currently occupied by an Arby’s, an office building, and surface parking lots. The project will bring 237 new residences to the area. The proposal includes demolition of the Arby’s and office building. I never noticed the blank wall until now, but I completely agree.

Also agreed about the top.

421 Lofts



Does this street frontage on 4th South really fulfill this requirement? This is literally just a wall with some windows put in front to hide it. The stairs go to the parking garage. This developer isn't even trying.

I'm sure that plan is not correct. They have leasing shown in the building section.

Looks like they have four residential entrances along 400S, and they are trying to get around the TSA requirement you posted by considering the "ground floor" to be along 400E (where they have a leasing office on the street frontage).

Yeah something is off because that looks like a lobby (ish) area not residential. The leasing offices are on the 400 E side. Regardless though, doesn't that section say in order to get those points you must use that space for something different than what is above? Wouldn't residential be not fulfilling that requirement?

What will be in the raised south-end section of the hotel?

Is this going to be the roof-top resturant?

It's only there because SLCC bought it and renovated the building. Had they never done so, it was set to be raised, as what happened to South Junior High - later Lincoln (just north of South) around that time (it was demolished in the 80s for a shopping plaza, South High was sold to SLCC in 1988):

So much was lost in the 80s. Even the City-County Building was close to being demolished. Could you imagine if that had gone through?

Very happy all-n-all with how the CCH turned out. However, as pointed out there's something about these blank walls on the west and north side that screams 'we're planning future additions here'. I hope that's the case because to leave them as they are doesn't make sense. I think that there will be future expansion demands from those blank wall angles. Also, remember the serious talk of plans for a second hotel tower follow-up. Something like a shorter but similar twin at that west angle with a lower level wrap around from the north and west separating the two towers could be highly likely. There's virtually no more room for the Salt Palace to expand out at street level, and even if it could no one wants it to. Given the location of the CC, I've long held that future expansion not only for another hotel tower but also additional exhibition space demands for it to go vertical. I've worked occasionally inside the CC here in downtown L.A. and played close attention to its layout. L.A.'s need to fit more sq. footage space into its downtown location led to its need to have more vertical development within its hemmed-in confines. I think it's a no-brainer for the future SLC Center and I hope it will happen this decade.

More and more Salt Lake's uniquely close proximity to its spectacular canyons creates a demand for hitting above its weight class when it comes to large conventions. As Salt Lake grows into a CSA of over 3 million and continues its rapid downtown buildup it will become obvious that it is capable of competing successfully with cities in far less attractive locations that are in the 4, 5-plus million size range. In the meantime, if they're not going to create an attractive grid of faux window screens then at least create some attractive public murals on those blank walls. There are a lot of extremely talented college-level graphic designers out there who need to build their portfolios. Have a contest and choose a winner.

Now, let's hope that the celebrated return of the Outdoor Retailers and the new CCH attracting a lineup of large conventions will lead to a soon-to-be-announced startup for that long-awaited construction across the street on the east side of West Temple!

Sadly, there isn't anything planned for the West blank wall of the CCH, adjacent to the convention center.

If and when another hotel is needed on the convention center land, the hope is that it is built on the north end along West Temple at approximately 1st South. It would replace the gift shop and UMOCA. This however is a long way down the road. Even with the forecasted growth in meetings (many already planned), plus the return of OR starting next year, this will push hotel growth around the convention center without the need for building on the north (West Temple) spot.

Outside of The West Quarter, phase 2, Residential/Hotel tower, there are 2 other planned or projected hotel projects adjacent to the convention center. The first is APS. I have heard they are waiting to see how well OR is attended next year to finalize their plans. After this, I have heard rumblings about a hotel that would replace the fidelity building (SE corner 3rd West and South Temple). The thought is that it would be fully connected to the convention center and would be a NW CCH. This would allow for 2 mid size conventions to happen and use the convention center at the same time.

That would be awesome. It's quite disappointing to see a one-story retail building on that corner.
