When I was bored teenager I was involved in some shenanigans (nothing really severe), but they made me go through this "offender diversion" program. I was never going to be a criminal, I just wanted some excitement and was a knucklehead. They had us meet inmates in the prison to tell us how awful it is and watch some presentations, etc.

They could have saved a lot of time and money if they just showed people this picture and explained you had to lay there while your cellmate takes a dump feet from you. I would praised the Lord and been a changed boy then and there.

Basics: Replacement of an existing 1960s era 4,300 sq ft office building with a new two-floor, 21,000 sq ft steel-frame facility designed by EDA.

Project Description (from builder):
The proposed design solution under review, is meant to replace Stacy and Witbeck's existing 1960s era 4,300 square foot office building, with a new facility, designed by EDA. The 21,000 square foot structure is to be a steel-frame, type IIB construction with an exterior material palette of brick that relates to new adjacent properties, board formed concrete, and glazing.

As Stacy and Witbeck has been instrumental in the development of the UTA TRAX system, the proposed design is meant to emphasize their direct connection to the 1940 W. TRAX stop, and encourage the use of public transit by their employees and clients.

The property itself is in a TSA-MUEC zone and is currently anticipated to score above the 125-point threshold on the Transit Station Area scoring system. As the TSA guidelines are meant to foster a communally beneficial design, EDA has taken the additional steps of registering the proposed design with the USGBC and LEED. These additional steps and guidelines are to ensure that the future structure is a responsible addition to this TSA-MUEC zone, and the surrounding community.

Will this have any effect on the Moda Luxe project?

Much of Moda Luxe's design and market appeal to tenants was the luxury amenity of that large pool/social patio deck which would have been seriously compromised by the ugly parking tower looming over it. I'm sure that both Brinshore and Moda Luxe put some serious pressure on the State to rethink their location of that parking tower, especially given Brinshore's eastern plaza engagement and the two adj. major high-end residential developments Moda Luxe is planning. I wouldn't be surprised if with this final decision we'll now see Moda Luxe begin construction shortly. Now the tenants will have striking views of Salt Lake's rapidly changing skyline to the west. This is a huge victory for the developers of the Moda-Luxe, not to mention how much more attractive the pedestrian engagement will be at the east end of Brinshore's Plaza.

Thank god. I would prefer it not have a surface parking lot either, but it's significantly better than the previous plan.

Honestly, while not my preferred option, its WAY better than the alternative. Since the property is already a surface parking lot, the amount of surface parking will actually be less than it currently is with the construction of the two story liquor store.

This does make me think that Ivory Homes must have seriously dropped the ball on working with the State. Its possible they chose to put their 300 S. 200 E project on hold, or they just were under the misguided belief that the State would build the parking tower regardless of cost.

If the 300 S. 200 E project isn't on hold, without the parking tower Ivory Homes would likely have to increase the height of the project they have planned, since they would likely have to include a parking podium at the base of their project. So yeas all around

Blah, does the state intend on keeping the liquor store on the corner? I had heard it would be replaced by the one on Edison street. Is that correct?

While not Blah, I have heard that once the Edison store is open, the 4th South 2nd West store will close and the land will be sold for redevelopment.

I only see 7 floors, and it's called the Dewitt. Perhaps you got the projects mixed up?

No, the Dewitt is over at 350 S 500 E, while the project I linked to (BRIX) is located at 235 W 400 S. Both links list 'BRIX' in their project descriptions.

The link you posted says BRIX in the description but the attachments are for DeWitt. I had also noticed that the attached design was 7 stories before Orlando posted.
