This is great news. DWTN PHX skyline is changing by the year, the Link and Stewart are paving the way for more downtown density. I drove by Block 23 the other day, didn't realize how massive the project really is in its entirety. Very similar to the Union in Tempe.

Here's to another year discussing all the many new developments to come!

Yeah I flew in this summer from Austin and the landing takes you right over downtown, for the first time I felt like Phoenix looked big, all the low rise residential and new towers have made a difference.

That is great news! Just as I expect a few cranes to start coming down we should see this go up. Hopefully we can see Colliers and the AZ Center towers start to move. This economy seems to really be slowing now.

Definitely seems like some economic momentum is leveling off, but I don't think that PHX and the rest of the country are mutually exclusive. Everyone seems to be moving here and PHX is finally 'cool enough' for college grads to stay/move to. There is definitely demand for 'reasonably priced' rentals with a view (which is a relatively new option for PHX). With Kenect getting going, I think we will see Colliers & Link 2 soon. Derby would be a perfect project for any developer with some uncertainty - micro apts would get snatched up by millennials that want to be Downtown for under $1k.

I'm less optimistic about the AZ Center - anything that Bruder does is going to be expensive. I could see those costing substantially more per month and the 'luxury' market is not Downtown yet.

I hope that they all get built

I spent this past weekend in Denver. Phoenix isn't growing anywhere near that level. Pretty unbelievable.

No kidding. As I was saying in my previous post, Denver is the only city that successfully recruited my friends after college - all the others stayed here or moved back once they realized how much they actually like PHX.

Seems silly, but AZ needs to legalize marijuana asap if they want to stop losing young professionals (and sports betting)...

That said, Denver is a great city and a solid example for future PHX development to follow.

Statistically it is but you wont find our growth as concentrated downtown.

I don't think this sounds silly at all. Anecdotally I have understood Denver's growth and home values have skyrocketed since the legalization of marijuana.

I feel that they must build Palm Court Tower at this point or they've just wasted $25 million on the AZ Center renovation. It can't pull it's own weight without having residents living on the same block. They have to build at this point or AZ Center will be a loss.

I mean silly in regards to marijuana having a large influence on where young/smart people decide to spend decades of their lives. I can't relate, but it's a completely real thing.

2019 might be the year that Biggus and I start agreeing. ASU Downtown will have a much bigger impact on AZ Center than the Bruder tower could. Renovating with a great architect, while keeping tenants in place was the smartest option.

I believe boosters promoted Phoenix as the "Denver of the Southwest" in the 1890s. We'll get there eventually.

I could live there if I wanted. I prefer Phoenix for the weather.

Chill. Not every college grad from Phoenix moves to Denver. Just because your friends did doesn’t make Denver more attractive to the general post-college population. I would say most college grads either stay here or move back to Cali. I can tell you that most athletes at ASU do that. Phoenix has some “millennial” perks that Denver doesn’t have. Not everyone embraces the brewery/bar vibe. Some like the Scottsdale nightclub/Vegas style vibe more. Weather is also a major factor.....for both sides too. Phoenix has more of a San Diego/LA cultural style. Denver is completely different (hipster). Not a good comparison IMO.

Had a lot of my younger friends move to Phoenix and Denver, only to see many of them move closer to home when they have kids for the support network. Several of them still live here. One thing I heard (anecdotally) was that Denver's traffic is even more brutal than ours. Desirable affordable housing was much rarer in Denver than in Phoenix. That's probably changing, but that's what I was hearing.

The vast majority of College Grads I know are still in Phoenix, even moved back after a few years away.

A good portion of my friends are college grads from Pittsburgh, and the greater Midwest that moved here in their mid twenties.

Denver is slightly smaller in population but far denser than our metro so houses are more and traffic is worse, our traffic is actually fairly light given our size, one of the limited bennifits of the So-cal style sprawl we have.

The reason Denver is "ahead" and I only say that in terms of density, is because it is much older and had a historic pre-WW2 core that was much more established than the town center Phoenix sported, and Denver has had strong downtown urban growth for much longer than we have had.

The lamenting that this city isnt what another city is, is quite a waste of time.
