Yea. How many of us call leasing numbers for project information on here? If it was that easy, we wouldn't need to go look up site plan reviews, permits and submit public requests to get project information. Even if we did call the leasing number, chances are they can only give limited information. Not a very good way to get project information which is why I didn't even bother with calling the number.

Fence has been expanded around Kenect and Polk has been closed off with a backhoe onsite. Commence construction!

Related Group's First Development

After announcing plans for $500 million worth of Phoenix-area projects, Related Group has submitted plans for its first proposed development near Scottsdale and Thunderbird roads.

Miami-based Related Group submitted plans to the city of Phoenix proposing a 293-unit apartment complex, called Manor Scottsdale, at the site of an LA Fitness, which is soon to be vacant, according to city documents.

The two-story complex's lowest portion will be on the western side, which backs up to single-family homes. The buildings gradually increase in height as the project moves westward, reaching five stories on the side that will front Scottsdale Road. The development is proposed to include a five-story parking garage that will be “wrapped” by the residential units to hide it from view.

Last month, Jorge Pèrez, founder and CEO of the Related Group, said Phoenix was high on the company’s priority list for expansion. Related Group specializes in ground-up development, but also will acquire and renovate existing buildings if it finds the right fit, Pèrez said. The company wants to expand in the Southwest, and Pèrez said he believes it will bring an experience the Valley has never seen in multifamily living.

The company is interested in Tempe, Scottsdale and Phoenix's downtown Phoenix and the Deer Valley area, Pèrez said. The company develops multifamily projects ranging from affordable and workforce housing to luxury condominiums.

“The DNA of our company is one of creativity. We are design-driven,” he said in November. “We put more art inside and outside our developments than any other developer. We pay huge attention to beauty, design, architecture and art.”

Is this that billionaire developer from Miami? So, we are getting another 5 story multi-family development as their entry into the Phoenix market? Sorry, but I was expecting a little bit more. I hope this is not all they are bringing to the area.

According to an article I read a few weeks back, they have 3-5 projects they are currently working on that include both high rise and mid rise product in other submarkets. I'm sure more news will follow over the next few months.

Heather Personne, principal at Point B, said the renovations should be finished by the end of January and ready for tenant improvements. The building will best suit one or two tenants, she said.

The building's quirky features, such as the mezzanine and basement that previously was used for storage, could make cool break room spaces for employees in the renovated space, Personne said.

The building is historic, so there will be no changes to the outside. The inside will have polished concrete floors, exposed brick and natural light.

The Hardware Store is next door to another adaptive reuse project Point B completed in October, which consisted of updating former townhouses at 815 N. First Ave. into individual creative office suites.

Point B moved its Phoenix office into one suite, Personne said. The company also renovated the courtyard in the center of the property. Three of the suites are leased, but two are still available for tenants. Mark Stratz and Scott Baumgarten of Transwestern are handling leasing for the projects.

The company worked with Free Arts for Abused Children of Arizona and the Phoenix Center for the Arts to paint a mural on the north side of the townhouse development.

Yes, evidently you are. Note how it was originally planned this way back in 2009 as well. What I got out of this is mainly the plans/rendering for the first phase - which is the two apartment buildings + school. Then a general site plan for future phases. I did catch in the doc that those proposed towers outside of the first phase were to be built by ‘others’. So maybe they are trying to secure the entitlements in an attempt to sell the land? Or just held over from the original Park Central redevelopment plan...

3x680ft towers midtown would be incredible - but the way the economy is looking - I think this would be a next-cycle thing if at all.

This looks like a combination of current and former plans, I guess the developer wants to keep all options open for the development.

They've had the plans to build all that since 2009 ...

The recent PHO update that's posted looks like a technical addenda to the earlier approved site plan as a precursor to actual building. I assume we'll see future PHO movements as additional blocks are built up.

It's been slow here...but just so everyone is aware, this thread will be 10 years old this year. Kind of fun to go back to the first few pages and review old projects and concerns that were had 'back in the day.' Downtown has changed a crap-ton in the last decade, here's to another 10 years of change

Congrats on 10 years.

Here is a little bit of news on a slow day. Construction is in full swing for Kenect. Parking lot has been ripped up and Palo Verde trees have been taken down.
