Also, speaking of stuff in the warehouse district. Anyone know if the ballpark lofts or whatever KJ plans to call it now has started construction yet?

The living-dead project. Who knows if it will ever be built or not.

Hey, are we still wondering about the Hyatt? Because it really is being painted.

I was checking it out on Saturday. It looked like they've painted the North and South lobby entrances as well. Not really sure what they intend to do with the cobblestone brick portions though. Hopefully, not the entire building will be white. I'm betting white/dark gray as that seems to be the trend right now. Either way, much better than dark brown.

Hyatt employee who is a friend of mine mentioned they're renovating all rooms, adding meeting room space, and redoing the lobby. Not sure of any structural improvements to improve street presence however.

Any updates to the restaurants? The revolving Compass Room on top seems to draw people just for the view, not necessarily the food. The street level place, Networks, doesn't stand out much in the increasingly competitive downtown restaurant landscape.

Going back to the RO2 development, the taller tower looks like it's around 27 floors. That's going to be way over the 250' limit the city has set for this area. So there may be some pushback on the height.
Finally getting a chance to review this in detail and I noticed the same thing about the old loony bin. Wasn't it supposed to be a tower and demo permit was issued? If I'm viewing the PDF correctly, it appears to be an adaptive reuse project. Other things I noticed:
  • Completing the gap between the new Sazerac and Film Bar
  • I'm glad the pocket park at 2nd St/Roosevelt is staying
  • Possible hotel south of the Pemperton House (and across the alley from Cambria)

This is pretty awesome!

I asked the same things about the restaurants but they didn't know. I would imagine so since the Compass Grill is pretty outdated...

Central and Mitchel

A new sign at the NE corner of Central and Mitchell next to the Pyramid building. Not exactly sure what's going to go here, but the last permit pulled for this lot was called Containers on Central. There was also a proposal from Will Bruder for a 24 story tower, but I am going with probably the container development. I'll try and dig up some more information tomorrow. Sory for the large pic. Posted from my phone.

A sign with a number to call for leasing info leads me to believe this will be some sort of retail. The owner has his LLC well hidden in a law firm, can't really get any information from it.

The name "Containers on Central" would lead me to believe its going to be similar to the Churchill development with retail and restaurants in stacked shipping containers.

I'm not sure what you guys are seeing. 3501 N Central hasn't had a permit application since 2006.

$10 this is going to be a small retail building like what was recently built at Virginia and Central.

Yea, I looked up the law firm connected to the phone number and couldn't find any other information either. So far, all I can find for that address is the pre-app which has not had any other permits pulled on it. Searching for "Howie Do It" just gives me a bunch of Howie Mandel results, haha. So, it look it looks like we will have to wait and see on this one. Just a correction to me previous post, it's actually Central Containers, not Containers on Central. I honestly hope this is something more that containers. It works around Roosevelt and Grand, but not so sure it's a good idea for Midtown.

This was the last app on the lot (10/15/2018). It's a plan review only. Nothing on it links to the LLC from the phone number listing though. So not sure if this is still current or if something else is in the works.

Just so no one thinks I'm crazy, this is what I see on that address...

Anyway, for what it's worth Local Studio is behind The Churchill.

So after I posted the plan review above, I looked at the Maricopa Assessor site and that lot actually lists "Central Corners" as the owner and not "Central Containers". I'm starting to think Containers could be a typo since the pre-app states it's mixed use office and residential. So, maybe not a container project?

Edit: Just saw your Local Studio post, Biggus. Checked out their portfolio and they look to do mostly container type projects. So probably will be a container development.

Call the number on the sign if you want an answer.
