I agree with honte's assessment, and also offer my welcome. Have you spoken to their sales staff about unit availability? It's worth pointing out that they just announced the next tower in the project (76 stories, designed by Architectonica) which would be slightly to the east of Aqua and will also be relatively unobstructed from it's north face on the upper floors.

Thanks for the welcome and the consensus on 303 Wacker and the Swissotel....so far so good. (I am in initial discussions with the sales staff).....About the Architectonica building, from the sketches and LSE site plan am I right in understanding that the long axial direction of the building will run North-South.....if so that would tend to reduce the number of units with an exposure to the north, right? Also, what's the $ trend....is that market going to stay at the price level it's at with all these LSE units on line........not to mention the SPIRE.......I wonder........

No, the flat side will face north and south on the southern shore of the east branch of the Chicago river.

Aha....I should read the whole Architectonica thread first, but thanks, bnk.....One more question....has it been cleared up as to whether the AQUA balconies are up to 12' deep as originally discused or already reduced to 5' deep?

I'm not sure how they plan to price the Architectonica building. They definitely seemed to charge a slight premium on Aqua, probably to account for the building's uniqueness and prestige. In terms of broader market pricing, I wouldn't expect any significant changes; most developers seem to be rich enough that they hold on to their unsold inventory until it sells for the prices they expect, and if it sells quickly they'll just build another building i.e. not much price movement up or down.

OMG I was reading a few pages ago about no rock caissons,

I see 340OTP does not have, sort of reminds me of Santos Brazil. There is I think bedrock too deep and there are actually highrises that are TILTED!!! (alot of them actually)

Are you sure its not just the southern portion of the Aqua podium? The structure does extend a ways south of the ComEd building. Maybe someone could get a photo or at least a diagrammatic sketch.

Thank you for answering.......If you care to advise me, was there anything in the work with the sales group that one should be alert for.....and also, did you purchase a parking space at the time you put the deposit down on the unit. It may not be protocol to ask, but I wonder what floor you bought on and was there any special reason for that choice?

I peeked at the structural drawings for this job a couple weeks ago.
The terraces are up to 12 feet deep. It would be highly unlikely that this would change.
The hyperextended terraces do not begin til the 18th floor (around there anyhow) I see no reason to run a perimiter scaffold from the ground up. Some heavy duty cantilevered decking should work typically, Though there was one wave that stuck out pretty far at 55 with nothing underneath.

This job is just massive. I'm told the concrete and steel bid was considerably more than Trump.

I would not expect this behemoth to rocket out of the ground.

ToBuyOrNotToBuy : Get your parking spot now. You'll pay way more later and get a worse spot. I think picking one has alot to do with what kinda car you have. Spaces near elevators and close to the entrance (lower floors) are much more convienent, but much more likely for someone to mess up your car.

Hi,

We bought units on the 74th and 75th floors....we would have done 2BR's, but were told by the sales center that the view to the South would be obstucted eventually by another building in LSE....our units are north facing. All the 2BR's are south facing.

Yes, we purchased parking spots at the time of the contract signing.

We basically chose the highest floors that were available in that floorplan, no other special reason for choosing.

I dealt with Leila Zammata at the sales center....she is nice to work with.

^ Hmmm, 75th floor units with blocked views. Pretty impressive. I guess they are planning something fairly bold eventually for the "Aqua II" site, as rumored. Thanks for the info.

...well, since we're looking at about a 10' to floor ratio, 75th floor @ about 750t for so? At that height...you still wouldn't be able to see Aqua II over the top of BCBS. Aqua II will likely be the most concealed building in Chicago....not to mention, if Aqua II taller than aqua, you'll have a real hard time seeing Aqua anwhere from the east of it.

Hi guys,

On a side note, our units are directly above each other.....I was joking with my dad about building a staircase between the two and having a duplex.....would be pretty cool, but of course it probably won't happen...
