I remember reading they wanted to start construction by this year so not sure why some are still not believing this will happen just a matter of when at this point.

A coworker of mine lives in the Coast and according to him management stated that construction would begin (e.g. Caisson drilling) sometime in July. Which is the reason my coworker is actively looking for a new apartment once his lease is up.

Cassion markers don't typically show up unless construction is imminent, there's no sense in laying things like that out if it's going to sit for months getting knocked over, pulled up, blown down, etc. I wonder if we are about to get a pleasant surprise and see this start earlier than summer?

Thanks for clarifying this I was about to ask. I never knew I would learn about construction when I joined this forum is pretty neat.

Yeah, hopefully Case is planning on rolling it's big rock cassion rigs over here straight from the RAMSA building on Grand. I don't think I've ever seen cassion markers show up more than a week or two before foundation contractors show up. Case will probably be another week or two at Grand before they finish up which would be about the timeframe I would expect to see them show up here if what I'm saying is correct. We don't see a whole lot of rock cassions in general so there really isn't that much equipment floating around for them relative to the smaller hard pan cassion rigs we see. It would make total sense for Case to save the expense of packing it all back up and taking it out to wherever they store it if they could knock two birds out at once.

I am by no means an expert on this and they could very well just be seeing how the site lays out or something, but like I said, in the decade plus I've been following construction I've never seen them mark a site like this much more than a few weeks before equipment does. Anyone else agree/disagree?

Drove through the site this morning, lots of people out and about on it. They've also got a boom lift and appear to be prepping the walls of the surrounding podiums.

Yeah, and then right after Vista, let's roll 'em straight on down to Roosevelt/Indiana. This is a huge year for starts in this boom. I think that 2016-2017 will be prime vintage for starts over the course of this construction cycle.......hoping that carries at least somewhat (though likely to a lesser degree) into 2018 as well.....

That boom lift has been doing something to the Coast's parking podium wall for a few months now.

No - the caisson markings are not at the Gems II site.

They had the lift up against the tides (or whatever that weird slab building from 2007 is) this morning.

Also, you are right, the cassions are pretty clearly only on the Vista portion of the site, everything is quiet on Gems. At this point I almost wonder if they haven't put that on hold so they can use that space as staging for the much larger project while they wait for the first crop of Gems brats to mature to high school age.

^ GEMS II isn't going to happen until there is a critical mass of rich ass fuckers on site. It'll go up after Wanda happens.

Hahah, this is exactly what I've thought, and probably very much their strategy.

Redfin has 81 units listed now, and probably 90% are shown as contingent or pending. Interesting...

It seems the Geotechnical Engineer is getting set up to run its pre-cores for the rock caissons prior to the start of construction.
