Not sure if 1031 Canal will be strictly hotel rooms, but the link below is a video from Dec 2016 of a penthouse condo. Looks nice.

Pretty sure its all hotel rooms now... but a penthouse condo could easily become a penthouse suite.. btw since it says tower cranes i think its safe to say we are getting two

Great to see 1031 and Virgin moving forward. As far as the Airport interchange, I think that hotel may be a goner. The eastbound I-10 flyover ramp will likely have to go right through that building. I guess we'll find out when the finalized design is unveiled.

Port of New Orleans eyes second container facility

On Tuesday, the Port’s Board of Commissioner’s planning and engineering committee passed an item that would award up to $300,000 to Los Angeles-based AECOM Technical Services LLC to evaluate a 675-acre piece of land in Meraux to determine suitability for development.

Port president and CEO Brandy Christian said they are eyeing a Louisiana Economic Development-certified property in St. Bernard Parish known as The Sinclair Tract, located at 3911 E. St. Bernard Highway.

Christian said the measure is part of the new master plan the port will be unveiling in the next couple of months. The port aims to expand its economic activity across the three-parish jurisdiction of Orleans, Jefferson and St. Bernard parishes. Although the port’s jurisdiction includes St. Bernard, the port does not currently have maritime facilities there.

Port officials want to expand the port’s complex beyond its current land-constrained sites. Michelle Ganon, vice president of public affairs at the port, said they are in the beginning of a 12-month due diligence process and the port does not have a definitive timeline for possible construction. She said it will be a multi-year, $1+ billion project with infrastructure investments both on the property and nearby to ensure both maritime and community needs are accommodated.

“We will be better able to provide an estimated timeline and budget parameters as results from our studies become available,” Ganon said.

Beginning immediately, the port will be assessing the site, current and potential rail and traffic issues and related community impacts to identify mitigations that “ensure a positive project overall,” Ganon said.

Ganon said the port will continue to invest in its existing New Orleans cargo facilities.

“However, building an additional state-of-the-art container terminal with adjacent land to attract new logistics-related businesses — such as transloading, warehousing, distribution and light manufacturing — will allow Louisiana and the port complexes on the Lower Mississippi River unprecedented opportunity to grow cargo volumes, capture new market segments and increase economic impacts statewide,” Ganon said.

Ganon said the port’s current container facility is sufficient to satisfy present and forecasted demand.

“However, we want to be able to continue as a vital link in the global supply chain for generations to come,” Ganon said. “A second terminal would give us both needed flexibility and necessary space and would be complementary to help us realize the opportunity and increase our economic impact for our jurisdiction’s residents.”

The feasibility studies will address specific numbers, but port officials anticipate that the site would be able to at least match the capacity of their current terminal – 1.5 million 20-foot-equivalent containers.

“The site could have the added advantage of adjacent logistics-related businesses,” Ganon said.

The Sinclair site would be developed with the goal of three berths that could accommodate all three ocean alliance carriers and provide needed space for cargo related activities at both terminals, Ganon said.

Andree Fant, vice president of planning and facilities at the port, said AECOM has port facility development expertise and has been successful at similar evaluations.

“They have an extensive local team that has diverse skills and knowledge of the circumstances in the area,” Fant said. “That is going to expedite the evaluation.”

The initial investigation into the site is expected to cost about $225,000.

“Among other things, we need to determine if we can construct a suitable wharf that can be connected to the marshalling yard over the levy and the railroad that are there,” Fant added.

The property is nestled along the Mississippi River, about 21 miles from Louis Armstrong International Airport, eight miles from Interstate 10 and a short distance to Louisiana 39, the Norfolk Southern Railroad and the New Orleans Public Belt.

According to LED, the property comprises a 150-acre riverside container terminal, a 127-acre industrial park and a rear 398-acre industrial and distribution campus.

“The tract could be buffered from adjacent land uses, and have planned quality growth,” LED’s website reads. “Alternative mixed land-use concepts are also possible.”

The site is presently undeveloped and zoned for “heavy industrial” use, according to LED. The front section of the site from the river to E. Judge Perez Drive is an open pasture, while the existing northern tract is lowland woods. The Sinclair Tract is a greenfield site with no recent history of industrial or other use.

Thousands of acres of marshland are north of the site, while the St. Bernard Grove subdivision sits to the east. To the south is the river levee, batture and Mississippi River and to the west is the Cypress Gardens subdivision, according to LED.

If the results of the study are favorable, the port will likely commission additional studies either with AECOM or other consultants. The unbudgeted two-year contract is up for full board approval at its regular board meeting on Friday.

“While this study is unbudgeted, we have excess operating money that we can spend to start this evaluation,” Fant said. Subconsultants on the project would be Eustis Engineering Services LLC of Metairie. Tony Evett would be project manager.

I really wish they could've done something different with this design. This is not a great looking project.

It looks like they fixed their links.

I think they are pushing green and sustainable design. There aren't many materials in this rendering that look like they will need to be constantly replaced.

This is going to be a good option for people looking for downtown luxury but who don't want downtown rates.

It looks like they fixed their links.

I think they are pushing green and sustainable design. There aren't many materials in this rendering that look like they will need to be constantly replaced.

This is going to be a good option for people looking for downtown luxury but who don't want downtown rates.

yes and it should be appealing to students at Xavier.. which is a few blocks away
