So the 22 Fourteenth Street proposal by Related Group has morphed from a 400 unit apartment building with 15,000 square feet of retail to one that could possibly have a 60,000 square foot flagship Whole Foods? That is great news. This will compliment the 32 story Atlantic House and its retail component currently under construction across the street.

My only question is what does this mean for 98 14th Street, 811 Peachtree and 1138 Peachtree. All three proposals had hoped for a grocer as well...am I correct?

have you seen the lot you can easily put 4 or 5 skyhouse buildings on that lot the best example that I can think of is Peachtree Center where the mall is there are four high-rise buildings on that one block and it is a much smaller lot than the NCR lot

I would think 811 Peachtree is far enough away that it wouldn't really affect its grocer proposal. And if the density in the area continues to rise, there will be enough people to support more grocery and retail. I could see Kroger jumping into the market. 22 14th is a good looking building. Are the restrictions that apply to all the buildings around One Atlantic Center not applicable to it, though?

What is the reasoning behind building separate buildings all so close to each other? Regardless of the SF they are going after why not just build 1 continuous building?

Also I'd think they're going to have to build more parking. The Centergy Deck is going to be completely full once SQ5 opens. Thousands of NCR employees suddenly driving in from the suburbs are gonna need somewhere to park

That would be an awfully big office building... I'm not sure how they would lay that out effectively. I think the bigger question is why isn't it a single tower on half the lot or something? I'd think that would be more economical for commercial real estate, but maybe not if they have to buy all the land no matter what. Seems like someone is losing out on some long-term gains though.

Building separate buildings means they can phase moving into Midtown sooner than wait for one all-encompassing building or tower to open.

The City of Atlanta has announced that beginning March 24, Broad Street between Luckie Street and Poplar Street will be permanently closed to through traffic to allow for expansion of the existing pedestrian mall.

Yep! Flatiron on the Eastern portion and a GSU building on the Western portion (same GSU building that houses Landmark Diner over on Forsyth St.)

Great point on the increasing density in the Midtown area Pemgin. With more than 1000+ residential units under construction or proposed in a 1000 feet radius of this store, there will definitely be a market for three grocers. Throw in the more than 5000+ jobs that will be locating to the immediate area and you have instant critical mass. This is, of course, in addition to the 10,000s of people already living in the area.

I hope Related Group gets the necessary permits to move forward soon.

Your photography is impeccable.

Glenwood Park - I have never been to this area, but the architecture, materials and attention to detail are incredible. I would love to see West Midtown get a quality development like this.

I noticed this development on the way to the Brookhaven Costco today

Quote:
Brookhaven, GA, November 28, 2014 – by Trey Benton – Brookhaven’s Community Development Department recommends the Planning Commission approve an application made by JLB Realty LLC to rezone property along Peachtree Rd. that includes Kauffman Tire, the old Hastings Nursery and an R-100 lot that abuts homes in Historic Brookhaven.

The Mixed Use Development, called Porter Square, consists of 272 multifamily units, 17,695 square feet of commercial space, a 2,500 square foot leasing office, and 6,691 square feet for an enclosed amenity area.

Fantastic set as usual Ant...great shots!

The set shows how great the bones of the Fairlie-Poplar area are. It has so much potential and is starting to improve, but it can be a fantastic neighborhood with more people living in the vicinity to support businesses there...

I have a feeling the folks in Brookhaven will go nuts over bringing in highrises like that, especially apartments.

you mean they're permanently turning it into a walking platz? i'm not sure if this is a good idea. broad street is already the perfect street as it's primarily for pedestrians, but allows some vehicle use. i was hoping they'd redo forsyth street to look more like broad, not just cut off the street entirely. it seems to be a pattern in the metro area that when streets get closed off, they get less traffic from pedestrians as well as cars; i just don't know if it will work out.

We already have evidence that it works -- a couple years ago, the city was already shutting down Broad St every single Friday during the summer. They would pull out lots of tables and chairs for people eating at all those restaurants.

It was fantastic, and absolutely packed every friday. Broad street is solidly entrenched as a pedestrian destination. Closing the street isn't so much about stopping vehicular traffic (it is already pretty light as it is), its about reclaiming that space entirely to be used for pedestrian uses.

As someone who walks down to Broad st multiple times a week, every week, I'm very optimistic and excited about this plan. It's going to add to the vibrancy of the area, not detract.
