I haven't seen any report or document that actually shows the Modera with a 29 story tower. Does such exist?

Is along the Streetcar route.
Finally, finally, finally. I was literally just talking about this. I really wanted to see development in East Downtown and Sweet Auburn/MLK District. Great to see it finally come.

“Modera,” 90 Peachtree Place – Dallas-based Mill Creek Residential is proposing a 29-story development with frontage on 8th Street, Williams Street and Peachtree Place. The proposed tower contains approximately 350 apartments and 12,300 SF of retail space located primarily on 8th Street and a portion of Williams. The committee complimented the project’s street-level approach, which wraps the parking deck with live-work units and retail storefronts. However, the committee also suggested that the retail component could be more successful if located further east on the site in closer proximity to Spring Street, where there is a greater potential for foot-traffic. Mill Creek Residential plans to return to the DRC for a follow-up review.

The quote by daharris is accurate, 29 floors. I saw the renderings of the tower at the DRC. A lot of outdoor space above the podium and on the tower roof and setback. If I get a chance sometime I'll sketch it out as best I remember.

I wonder if they ended up changing it. Can confirm, there is zero organic foot traffic walking down Williams St, given that it is essentially an Interstate Offramp right there

I think their retail component would do quite well if positioned on 8th Street.. right next to University House and across from the eventual NCR headquarters.. Midtown is really filling in quite nicely!

Yes I have seen the reports stating the 29 floors as well. However, I have yet to see an illustration of the 29 story tower itself as now envisioned. Looking forward to it.

Regardless of the current off-ramp feel of Williams St, I don't think they should avoid putting retail there. The street scene can be reclaimed if retail faces the street. With all of the development going on in those couple of blocks for NCR and students walking to the main Tech campus on the other side of the highway, they will certainly be adding plenty of foot traffic to the street. Also, who knows....when they cap the connector this will be fronting parkland!!! lol :-)

Good to see this Edgewood development. the area has improved greatly in the past ten years - it was pretty miserable; the sooner this gets underway the better. And, wouldn't it be good to extend the streetcar to little five points and connect up with Inman park, Krog street at al.

The connector cap remains a great idea - even a partial cap (sounds somewhat dental!) would be terrific in the Midtown GT area. However, I don't feel that there is any sense of urgency to get this done in the near future. GT leadership should push on this; what an incredible addition to the campus it would make.

i think the only lasting solution to the connector in downtown and midtown is going to be tunnelling it. i don't think anyone else is thinking that far ahead, but in 25 years this is actually going to be something serious to consider.

Atlanta Architects : "Now if our Time"

Glad to see the Atlanta Business Chronicle is picking up a project from one of my colleagues to begin opening the dialogue of the local talent in Atlanta toward not only the business community but beyond.

With the granite so close to the surface and Tanyard Creek underground (remember all the sinkholes?) this seems much more expensive than capping.

The 3rd Street tunnel hasn't been a roaring success -- I wonder if they could pretty it up somehow and re-open it?

Anyone have any details on the new Science building?

Also, according to the ABC the Georgia House approved tax credits for an upcoming expansion. I couldn't find anything.

"During a marathon session that stretched into Wednesday night, the House voted 142-28 to refund to the Georgia Aquarium sales taxes paid on construction materials used during an upcoming expansion."

is the 3rd St. tunnel not open anymore?

also yeh i read that as he meant it should be capped.. tunneling makes no sense when it's all below street grade anyway. just cap it.. dont even need to cap the whole thing just in a few places. most importantly between midtown and downtown ( Spring to Piedmont ).
