Builders submit new plans for high-rise rental tower at 500 S. Main





Ten months after submitting their original plans for a high-rise residential building near Downtown Salt Lake City, developers are asking for approval for a slightly revised design.

The biggest change in the latest proposal involves adding a new curb cut onto Main Street, the west entrance to the new structure proposed for 465 S. Main St., vacant land that has been owned by Salt Lake County but which will be owned and built by a private developer.

The new apartments will be primarily studios, one- and two-bedroom apartments plus a single three-bedroom space on the 15th and final floor of the building.

Rather than the 242 units originally planned, the building would include 217 new apartment homes. It would be 179 feet tall for almost its entire length, up slightly from 177 feet when initially proposed last June. Buildings taller than 100 feet are allowed if approved through design review.

The proposed building length is 235 feet. City code would allow the first 165 feet of street frontage running north from the corner of 500 South to be up to 375 feet tall. The mid-block portion of the next 70 feet could be no more than 100 feet tall, unless approved through design review.

The new version of the Coachman project is taller but seems to use "apartments" and "condominiums" interchangeably. Hoping for condos but fearing it may be yet more apartments. At least it has three ground-floor retail spaces, which is good.

This will be a nice addition to that part of State Street. I've been around a long time, and I have never seen so much 'sketch' on State as now. The area is a 24 hour drug bazaar.

My hope is this development can spur other improvements along the street. The new apartment development at Wilson and State certainly helps.

I am of the opinion that State/Main should both become grand boulevards from 2100 South to 600 south.

Thoughts?

In other news, South West Temple is still alive! They submitted new documents under a "Subdivision and Condominium - Final Plat Approval" entry that include some new cross sections of the two towers. The taller, residential tower has gained three floors (28 stories) and will be ~313 ft tall at the top of the mechanical level:

Thanks Atlas. I think the Hotel in this project may have increased too. Originally, it was supposed to be 8 stories. These new drawings are showing 10 stories. Let's hope it get's built soon.

I think Main Street is ripe for a median cycle path:

Something fast and straight, with shade trees growing in a green median so that cyclists don't have to ride in the exposed sunlight during the summer. The Jordan River Trail is great for scenery, but I want something built for speed, where people with E-bikes can let loose the throttle.

State Street can be a boulevard for cars (and buses). Main Street can be a boulevard for bikes.

I noticed that in the documents that it lists the project and residential tower as condominiums rather than apartments.

Being that this is listed this way on multiple documents, I am hoping that this means that we are starting to see a return of a condo market to the City. This could lead to more tower proposals as well as the Cascade moving forward in the next few years.

I can dream for now until we see more information about the project.

You are right Makid. I looked closer at the attachments to the application and they even included a declaration of condominiums in the plans. It's so great to see some for sale units finally coming to the SLC high rise market.

Agreed from 2100 s to 700 s. Then trax takes over the median. Then no cars from 400 s to S Temple.

Speaking of this, does anybody know if the city plans to close Main Street to cars during weekends again this summer? That was such a huge success last year, I would be hugely disappointed if it didn't make a return (and hopefully it would be permanent this time).

I couldn't agree more Hatman!! Speaking of State Street, I've long held this dream that it will someday become like L.A.'s Wilshire Blvd. It certainly has the potential, and I think it will evolve into something similar. A street lined with attractive mid-rise multi-unit residential, commercial, interspersed with high-rise nodes, and beautifully landscaped (i.e. Murray and Sandy). In Los Angeles, it won't be long before you'll be able to take the subway from Downtown all the way to the beach. Salt Lake City and County's State St. screams BRT potential.

This is what I am talking about.

Removing the used car lots, pawn/tattoo shops and dive hotels with what you are referring to Delts, is a no brainer.

What a disappointment. Lost opportunity to have retail in the Hardware Development = ghost town, large parking structures, etc.

Yup. It's a dead area. Very unfortunate because it had the potential to be one of the more urban and active neighborhoods in the city.

PATH OF LEAST RESISTANCE. Retail is risky. Why add urban living stuff when you can monetize walkways and retail spaces as crappy wood framed apartments much easier? A shining example of our current local developers.

Yeah, I like some of what SALT has built, and I still hope to see their planned Hardware Office building next to the FrontRunner station someday, but I wish there was more ground floor action on these Hardware District projects.
