In regards to vacant areas in and around Edgewood Avenue and the streetcar route, what I have been told / heard in the past is that many of these properties have been own for a long time. The people who own these properties are in no hurry to sell and want a lot of money for their properties. The high costs of the properties mean rents in the area need to get to a certain point before you can make a project work. Also, a lack of available comps is an issue. Hopefully the Gene Kansas rental conversion in the area is a success others can point to when seeking financing.
In many cases there is NO requirement for parking-- Its a developer/ owner driven thing-- Atlanta is still a car dependent city in many ways

I'm willing to bet that in a hundred years no one will think twice about putting Atlanta with the likes of London and New York, and if the future remains kind it might retain that status for a thousand years or more.
this made me laugh

in a thousand years Lunar New York will probably rival Earth New York heh.

i do think Atlanta is really starting to come together.. but there is a long way to go. If the vision for streetcar expansion is realized and the beltline is finished that will really help tie back together all the neighborhoods. I'm just glad to see so many people moving back into the urban parts of the city. Redevelopment of South Downtown is a crucial step to a more liveable, engaging Downtown.. Midtown of course is already there

Yeah, Atlanta will NOT be at the likes of Paris and NYC in a century. Do you see how massive and urban those cities are? I don't think 100 years of development will match those cities unless Atlanta see a mega boom in the city itself where you're getting 50k units UC every year.

http://www.bizjournals.com/atlanta/news/...ayor-pitches-728-acre-redevelopment.html

John's Creek pitching 782-acre redevelopment of Technology Park (Low density sprawling office park currently at 141 and McGinnis Ferry) to become a dense urban downtown district.

The picture is just existing land use run through a photoshop filter in that article. I grew up in John's Creek and I recognize all those buildings as already existing.

Article makes the claim that it is bigger than 4 Charlotte Uptowns.

Though it does call into question why all this microcity fiefdoms came into being when they stand on such shaky financial grounds with existing land use across the city. The schools were top of the line before John's Creek existed as well; only thing I've seen John's Creek do for benefit is repaving roads, and improving the traffic flow with roundabouts and lane reconfiguration.

So... Does that mean we'll see cranes at both 811 Peachtree (Eviva Peachtree) AND 811 Juniper (Broadstone Terraces) in the near future? If so, then the south side of the "Midtown Mile" could be hopping pretty soon.

Impressive!

Are there (known) plans for the parcel in between yet? Spring Street is really changing fast.

Modera is going behind University House (the tower on the right). Same block as University House. You can't see the site in the picture, but once finished you'd see the tower above University House.

That's cool. For some reason I didn't think it would be that tall.

Here's the Modera site:

There's several pieces of equipment and a pretty large hole dug right next to the Williams St frontage rd.

98 14th St Site Activity

Activity at the 98 14th street site. Looks like geotech borings. Doesn't necessarily mean much (likely for a preliminary soils report) but it's something. Thought I would pass along the news.
