There's little access to the retail Back of house spaces and not a strong pedestrian presence with low-density developments facing Juniper on the adjecent 3-5 blocks along Juniper. the retail spaces on juniper are not very well-designed. i'm not sure what could be done to improve them, but it's not very obvious they're even there.

I honestly didn't even know there were retail spaces in the back lol. That's probably the problem. Needs to be redesigned.

Those spaces are there to satisfy the DRC. A tower of that size isn't putting anyone in the red over a few retail leases. They're probably asking too much so they can keep their capitalization rate up while holding out for a better market.

Anyway, it shouldn't surprise anyone. Juniper is a side street. Even Peachtree was full of vacant spaces until recently.

Straitjacket DRC mandates result in lots of empty space due to a secular decline in demand for storefront retail. Maybe eventually, they'll be growspace for exotic herbs.

Eventually the population density will be high enough to support that much retail. Fortunately someone is thinking ahead so Midtown doesn't end up with swaths of dead space like Downtown has.

Its unfortunate that Rock of Couture didn't make it. I went in there a few times and spent some money with them. I thought they had very nice clothes. There needs to be an area of clothing boutiques instead of one isolated store for several blocks. It seems all the boutiques that open eventually close. They never receive any of the synergy like the restaurant and bars do because they're spaced so far apart.

Juniper still feels like a racetrack to me. And the area still has some densifying to do.

I think those spaces will eventually be leased up. They sure beat leaving a blank wall.

I totally agree. I've shopped there a few times. Honestly though, it was never busy. I'm not sure what is needed to really bring that aspect of retail to the area, and it be successful.

I sent an email to Selig asking them to consider Uniqlo, an affordable Japanese retailer, with U.S. stores in New York and San Francisco, as a replacement for ROC. I completely agree there needs to be synergy in order for retail to work. Without a mix of known and specialty retailers, there will always be a lack of foot traffic regardless of density. Some developer needs to step up with regard to retail in Midtown with the same energy that has been put forward to lure numerous restaurant. There needs to be more focus and balance between food and retail.

It's hard saying how people will see Midtown in five or ten years, but I doubt it can ever support a fashion scene with Lenox only being a couple miles / MARTA stops away. I can imagine it becoming a nightlife destination again, and restaurants are a given, but I think shops will always be limited to the basics that can serve residents. The Atlantic Station mall is a bit of an exception but even though it's getting better retailers it's nowhere near the level of Lenox.

Online sales.

If these specialty clothing shops have to rely on in-store sales to survive, they will fail in a market like Midtown. The successful ones maintain the bricks and mortar storefront, potentially at a loss, but make it up with online sales.

Totally agree!!! I used to be a manager at Saks Fifth Avenue about 12 yrs ago, and though there were a lot of in-store sales, the best salesmen had clientele books to drive their sales an in turn the business of the store.

Not to be a buzzkill, but I'm disappointed in the way these buildings are set back from the street (at least Ironworks I completely understand because they're renovating as opposed to demolishing - bravo for that decision) and didn't even attempt to relocate parking out of sight to behind the buildings.
