Judging by what I’ve seen here, developers get land cheaper when they assemble detached house lots. I would have thought 29th Ave or Nanaimo Station would be a desirable spot for developers to build.

Not necessarily. Broadway Corridor is largely older multifamily buildings being redeveloped, very little single-detached consolidation so far.

As for Nanaimo and 29th, they have a lot of constraints. Hopefully we see development taking off at those underutilized stations in the near future, but they aren't nearly as desirable as the neighbourhoods with plans and proposed infrastructural upgrades.

What csbvan said, plus requirements to do land assemblies.

In Boradway you can do as small as a 99' frontage for a decent tower but not in the TOA policy. You would have to build a smaller tower, which when I looked at a site with an existing rental on it wasn't feasible. I can't imagine buying multiple detached homes with 3-4 tenants each being very quick either. Give it another few years to assemble.

Why would you think developers love towers? Our own resident developer said:

I think Logan's comment was on applications, not construction, if I'm not mistaken.

I'll add the TOA policy is not great (the FSR is so low) and doesn't encourage development that you could see many applications in the few months it has been active.

As the pre-sale condo market has languished in Vancouver, developers continue to halt projects, or in some cases pivot to purpose-built rental.

"We've kept our eyes open for opportunities within the Broadway Plan, and then the site came available directly across from the hospital," he said.

Urban Flats has over 900 rental homes under construction in Vancouver, the Lower Mainland, Kelowna and Vancouver Island, with 1,200 more rental homes to be delivered in the coming years.

The average rent for a two-bedroom home in Vancouver is $3,650, according to Zillow Rentals. That figure hasn't changed since last month, but is down $200 when compared to 2024, revealing some easing in the market as more developers produce rental homes. Zillow describes Vancouver's current rental market temperature as "warm."

Development obstacles, including bureaucratic policies, slow permissions and high costs still dog the purpose-built rental market here, so even though the inventory is increasing, it's probably not enough to broadly ease the housing crisis, Sawchyn said.

He hopes the re-elected federal government will work closer with local and provincial governments to make it easier for developers to produce more housing that’s affordable.

Next on the to-do list for PC Urban is to secure the development permit for the two-tower project. The company hopes to break ground next year, Sawchyn said. Completion is anticipated in late 2028.

In all this uncertainty, Sawchyn said he remains focused on finding ways to work within this new environment.

"So much is out of your control. It's better to sit back, take a breath and think about solutions."

The Marpole site is at 67th Avenue. They own 8324/8460 Granville. I think they just need the CIBC site to assemble that site.

"The Davis family’s heritage homes helped spark a revitalization of Mount Pleasant, which was a bit rough in the 1970s. Over time, more homeowners restored their old homes, turning their part of Mount Pleasant into Vancouver’s most acclaimed heritage neighbourhood."

Great Canadian is dumping their casino as well
