they are starting to come now

surrey was badly managed before the current mayor - she is making things happen

vancouver is running out of space and its the regions benefit to keep developing and surrey has the space...

surrey has no urban, let's face it...it'shard to move ppl there when the promise of transit, shopping and etc are in the next decade..

anyways, at least its' close to metrotown..

Can't remember if I've posted this one before. It's pretty large, unfortunately it's located on what is currently industrial land.

That's because when The Big One (tm) hits, all of Richmond will liquify and the buildings will be swallowed whole. Not ideal for building giant towers, doncha think?

The towers will withstand the earthquake much better then the rest of the city as they have piles into bedrock. Believe it or not the building of the towers actually aids the city as having all those buildings tied into bedrock and all the preloading that occurred before allowing construction also solidifies the surrounding area. The No 3 Rd stretch would probably survive the quake quite well, I'd be alot more worried about the sfhs elsewhere in Richmond.

I was under the understanding that Richmond couldn't build skyscrapers because of the planes that come through the city? I read somewhere, sometime, that Richmond wanted to increase the heights of its buildings.

Oh I know about the flightpath & earthquake issues. I just meant it's an example of a very dense place that doesn't have tall buildings. There still are a lot of strip malls and parking lots though. Did anything ever get decided on the Garden City lands? That's in the ALR right?

Prior to the Canada Line being built, I don't think public transportation served the people of Richmond very well. Most people get around by cars still. The bus routes in Richmond stink. If they improved the public transportation, I think more people would definitely use it. As it stands, people would rather drive now. And it might be like that for years.

Also with the Garden City Lands - I haven't heard much on that front. Anyone got news on that? Are they going to develop those lands? Turn it into a community garden?

but it is not in the Washington DC league yet...

and isn't a waste opportunity to develop European bld style frontage (like DC) rather to build scale model of Vancouver tower?

The sales centre has been open for a little while now, but nothing has moved on site with regards to actual construction. I'm guessing they'll have to hit a minimum sales requirement before construction financing kicks in.

Interesting, apparently this has been delayed since 2006 and is now coming back on the radar. I don't remember ever hearing about it though. Anyone have any insight?

I am nearly certain that the sight they are interested in is the Albion flats. A flat wedge of land located between the Lougheed Highway and Tamarak lane, just south of Kanaka Creek. There is already a Planet Ice there. That small wedge of flat, fertile (floodplain) land has long been debated to be designated as ALR or turned into a big box store district.

News to me.
I've just heard about the Richmond rebuild.

I suppose it could draw shoppers over the Golden Ears Bridge from Surrey, but you'd think that Langley/Surrey would be a better location. With the Highway 1 project and Pitt River Bridge, you'd think that the Coquitlam store would be reasonably accessible from Maple Ridge (i.e. just as far away as Vancouver).
