For a site that really wants people to consider it the "second downtown", it sure does have some ultra boring architecture.

Especially D9 thru D12, in such a visible location. Those 4 buildings are just off-the-shelf cookie cutter designs that scream sterile suburban office park.

Certainly wasn't expecting starchitect mid-rises, but surely they can do better than this.
Thankfully Stonelake is putting up a much better product (at least visually) on the south end.

The article says the Business Journal was sent this rendering to show what Domain 14 and 15 would look like. I counted 22 floors in this one. The caption said this would be the "low density version" and that the towers could end up having condos, hotel rooms, apartments or office space.

Noticed that too. You can literally read every letter of the sign from 183 crossing Burnet Road.

At that point are we not treading "how much retail can go in the domain?" I mean the domain already really great selection and the retail market seems kinda wishy washy, how many other stores could we add? Maybe a uniqlo, and a top man?

Coffee shop or a C-store would do well in this area.

Currently there aren't many ultra convenient choices without a far walk into the retail zones, or playing frogger across Burnet for the office & apartment dwellers in the SW quadrant along Alterra pkwy.

Yea, I feel like Austin needs more 7-11 style convenience stores all over town.

They are lacking walking around food and quick service reasonably priced food. I am wondering if there is an agreement with all these high end food places to limit this. It would be nice to get a slice or taco or ... to walk around with. East Side Pies, homeslice, torchys, ....

Have they announced a tenant yet for Arena Tower ? I have not heard anything about big tenants for DT II, DT III, DT IV or Arena. It would be nice if IBM moved there. IBM is still being super secretive on 045. All we know is the current lease expires in 2021. Rumors they might extend it.

One would think those two serve a completely different target market. The people who just want a slice of pizza or a couple of street tacos aren't likely to go plop down at a sit-down restaurant and order steak & potatoes just because there are few fast casual options. Office workers especially aren't going to do this during lunch. (After hours is a different scenario)

It has to be some political/zoning bs within the trio of developers.
Once D9-D12 come online, food truck(s) would absolutely clean up in this area around lunchtime.

When the Stonelake south end matures with the future new towers, there's going to have to be some traffic calming measures and pedestrian improvements made to Burnet & Braker.
If not, it's going to be a perfect case study in "live/work/play" misery... or something akin to fenced in livestock within the Domain Proper.

My feel on the Domain is that it sort of operations like a downtown area that has expressways surrounding it (think Houston & Dallas in the 90s). A difference here, of course, is that people live here (comparing with their CBDs twenty years ago), but I think it's still a fair analogy. The "expressways" here are Mopac, Braker, and Burnet, and those roads really have nothing to do with the area except getting people to and from it or getting people through it altogether. Once inside, it's okay, but definitely doesn't have the same character as it potentially could. If Burnet and Braker specifically had traffic calming measures, and had more interactive retail, pedestrian life, etc., it would make a big difference. This could especially be true as the density continues to grow beyond the mall area.

The actual Mo-Pac RR cuts off the southwest corner too. The fact that they couldn't/wouldn't integrate the Domain into Braker Pointe is just another episode in overall developer-political bs.

I really don't want to hear excuses from adding additional RR crossings either as the reason for no connectivity. It's not that difficult. Hear the horn, see the warning signs & crossing gates down? Don't cross. Anything else that happens is just general stupidity and Darwinism at work.
