Did it lose the overhang setbacks on the backside? I'd be happy if they did, the tower will have a more narrow profile as it rises.

It's still there, but it's not very substantial per setback.

I took these a few hours ago of Auberge on the Park and it's sisters, another Tridel "masterplan" that's a real miss.

Upper East Village is pretty much done, and the 28 floor tower is being excavated:

99% of Eglinton multi-tower masterplanned developments are real misses. Hundreds of thousands of homes with not much to do locally to pass time until that expiration date arrives. Can't distinguish the quality of the window wall in the photos. The balcony architectural design is odd. The colours are the typical mundane greys of the era.

Re: IMMIX

I wish they instead did an authentic highly detailed mock up of the fire hall than this trimmed look. I feel it would be less tacky and more artistic. The glass used looks really expensive.

Agreed. I'm not a fan of the podium in general. It reads as disheveled, and lacking any sense of order or cohesive design language associated with the rather anonymous building.

Slightly revised Skye for downtown Halifax. They are doing demo and site prep now with excavation starting soon.

This one is decent but the height limit for this site was too low (66 m). It'll just be part of a blob of ~20 storey buildings. I heard the old office building across the street (Centennial Building) is getting a residential conversion. There is going to be a lot of population density in this area.

You can see the ugly Skye lot to the left in the first picture. This was supposed to be one of the earliest and most impressive developments of the 2000's but stalled out as many other projects moved forward. The municipality sold this land parcel with the intention of allowing the development but then the approval process took years and then the project was shelved twice.

The original version of this proposal was by Hariri Pontarini and was a bit taller. I would say it was more architecturally interesting and definitely stood out in those days, but the renderings were vague. In a more recent plan the municipality lowered the allowed height from what they had approved in the 2000's. Someone needs to do a YouTube video showing people in Victorian garb having titillating debates over whether buildings should be 50 or 60 m while fanning themselves and periodically fainting.

That's a shame. I guess it's good that something is happening on the lot at the very least.

Thanks for the great update.

This photo from The Well reminds me of the Vancouver Public Library central branch.

Skye is just a boring twin tower concept that isn't adequate for downtown Halifax. More height with slimmer towers isn't going to make it any less boring 'cept for its placement in the skyline viewed from Dartmouth.

The area could use more housing though. There's a lot of arbitrary height limitation in Halifax that has no clear point (some of it does have a point when tied to views or shadows). Not just on the Skye site but on all the sites around Skye and registered heritage sites, which means that if you limit density there you can't make up for it on most other sites. Press Block had to be 10 floors or so. There is another large site on Grafton and that will have another very low height limit, maybe 7 floors or so. Ideally this area would be developed in a way that supports a good commercial mix in the new areas and lifts up areas like Barrington.

Often height has perversely been permitted on historic sites that are gutted and then there are long NIMBY type conversations about height limits on empty lots. The empty lot discussion can be easier if it's an abstract planning exercise and there's no active project proponent.

I think the planning in the old downtown (the part between Citadel and waterfront) is generally mediocre to poor with a lot of baggage and we can probably expect better development in other parts of town.

Gonna be fun to watch this (glass-block clad) cubist puzzle rise this year. Though not pre-fab, inspired in part no doubt by Safdie’s lego Habitat.

I took this yesterday. A townhouse complex that backs onto my building is going up, although it's been delayed due to the pandemic.

I can now see a series of projects from this window too. 100 Broadway is the tallest crane, followed by, on the left, one of the Line 5 towers.

ROQ City | 113m | 33s | Tricon | Hariri Pontarini l u/c

Crane is up for this large rental residential and retail project, as Hariri Pontarini Architects designs remake yet another large block of the city (eg. The Well, Pinnacle One Yonge, 88 Queen, Artists’ Alley etc. all under construction… and one day the massive Canada Square (2180 Yonge) redevelopment).

Check out that density below... including capturing 7 projects u/c ;-).

Thanks for the updates Black Star. It's nice to see more sights being filled within Edmonton's downtown. That looks like a nice brick road in the first pic.
