The 1477 building on top of South Granville Station will be 39 storeys, and the tallest building on Broadway when completed.

I hate the massing from the bulbous, overbearing podium to the chubby point tower that will probably have many long, narrow, non corner suites. It's a boring downgrade from the high rise built form in the neighbourhood. The tower's claddimg above the podium so far is generic window wall.

It's establishing a new height precedence at the same time Burnaby is building 70 storeys tall. I don't venture too often into the Vancouver local forum. Every time height is a topic of conversation. The tallest towers existing outside of the downtown core is an oddity in North America. In my opinion, I don't think its detrimental as long as Vancouver continues delivering a high standard for the pedestrain realm. The name skyscraperpage isn't coincidental.

Same for the Squamish Nation development. Infinitely better plan than this. Still, it's piling on the density with soaring heights and there's glee that neighbourhood residents can't do anything about it. I recall the floor plans being above average. Insufficient number of elevators.

I can't speak for everyone, but for me, it's not the actual building that gets me excited, it's what the building represents for the future of the Broadway Corridor. Never in a million years did I think a 40 storey mixed use tower would get built on the westside of Broadway with a subway running under it. Any sort of really dense development along that section of the corridor felt like a pipe dream.

But here we are.

The long dormant shored and partly excavated site (due to Chinese developer Greenland’s financial woes) is showing some life after Pinnacle stepped in as a partner for the 2 phased project. The large (and ironic) ‘lake’ has been drained and equipment is arriving on site. The original purchase agreements are being honoured so worried buyers can breathe a long-overdue sigh of relief.

100 Broadway is probably close to topping out by now. It's a rental tower going up in Yonge and Eglinton. (Toronto)

I'm very impressed with Artist Valley's finishes. If only that was the standard for all development in Toronto. It's still a cramped, overbuilt, tall tower development but, at least, the majority of residents will have a nice facade to look out their few window options upon.
